Building a large garage and the general question "Is 220m² (2370 ft²) enough space for a semi-detached house?" seem to be in sharp contrast to me. Especially if, as mentioned, the garage is supposed to serve as a basement replacement, then the cars will just be parked in front anyway.

The smaller the plot, the more I would consider building a basement. The above-ground area is too valuable to cover it with a "storage hall." On small plots with semi-detached houses, garages often have the disadvantage that on the ground floor, two of the four sides of the house end up without windows.

Well, not everything can or should go into a garage. Also, valuable garden areas tend to get taken. I would also build with a basement here, the upper floor for the children’s rooms, and the attic for the parents’ area. That works fine.
