In terms of price, you can get both a good prefab house and a solid masonry house.
First, think about what you want, the advantages and disadvantages of each construction method, and which suits you better. Then, continue from there. Visit prefab house exhibitions, get advice, and request quotes.
Personally, I find split-level homes attractive but not very practical. A flat roof is also not my preference because it loses usable space and I simply don’t like it – but that’s a matter of taste.

Since every future home builder has probably looked through the same catalogs at some point, you should know that some prefer to build individually with their own architects.
Companies like Schwörerhaus and Weberhaus (probably both a bit too traditional, although I do recall some good custom houses by Schwörerhaus from browsing their websites) or Luxhaus would certainly be happy if someone with a decent budget wants something special.
If you say: build it for me similar to a Huf house, they will do it – but it won’t be a true timber-frame construction.

What about Baufritz? Don’t they also specialize in timber framing? From my biased perspective, I would also look for a builder more in the southern regions – not every good small home builder has a model home in showcase parks, so you might miss something if you only look where everyone else does.
Or hire an architect – that’s a given with a good budget!

You’ll probably just have to fire up the Google machine.

Our builder also works with a free design approach. Otherwise, our custom solution would not have been possible.

So, can you just go to any random architect and they’ll handle it? You often hear some pretty bad stories...

Definitely, I would have the most important steps checked by an independent expert!

Construction errors in the foundation, high humidity leading to mold growth are my absolute worst nightmares!

Since you already have quite clear ideas and wishes, it shouldn’t be too difficult to implement them.
I haven’t had the chance to build a house myself yet, but my neighbor’s prefabricated house was completed about 5 months ago.
To be honest, it didn’t really take that long. I believe it was around 4 months in total until the handover of the keys.

The house has a total area of about 200 sqm (2,150 sq ft), spread over 2 floors. It includes underfloor heating and has a gable roof with a 30° pitch. Unfortunately, I can’t provide any information about the costs. However, I know the company is called Da Vinci-Haus, and they apparently have some show homes available for viewing, including in Stuttgart and Frankfurt.

If you need a contact person or anything, just let me know, and I’ll ask around. Otherwise, you can find all relevant information on their website.
