Hello to all forum readers,

I have a question for those of you experienced in house construction and floor plan design. Is it possible to fit two residential units on a footprint of 185 sqm (building area approx. 9 m x 20 m (30 ft x 66 ft))? How many square meters are typically lost to walls and staircases?

I have done some preliminary calculations using guideline values and created a rough floor plan. I came to the conclusion that it will be very tight if comfortable room sizes are desired. For this reason, I would really like to hear the assessment of someone with experience.

The goal is to build a 2-room apartment and a 3-room apartment with a balcony or terrace on each floor. The multi-family house is planned to have a total of 6 units (2 full floors plus attic).

Do you think it is feasible to build approximately 78 sqm (840 ft²) and 65 sqm (700 ft²) on one level within a floor area ratio of 185 sqm?

Regulations must be followed, whether or not they always make sense.

Let me rephrase the original question to facilitate a meaningful discussion and get some useful answers.

1. How many square meters of living space would you plan for a 2-room apartment and a 3-room apartment?
2. How many square meters would you allocate for the stairwell in a multi-family house with 6 residential units, two per floor?
3. How many additional square meters would you budget for walls, balconies, and other areas that “take up space” but cannot be counted as living area?
4. Result: How much total floor area would you estimate for the multi-family house with the 6 units to make this project feasible?

(185 m² (1990 ft²) of buildable land is currently available. The question is whether the project can be realized with this. There is a possibility to acquire additional land from the neighbor, so you could also consider 185 m² (1990 ft²) + 6 m² (65 ft²); + 12 m² (129 ft²); + 18 m² (194 ft²).)

I should mention that I understand this question cannot be answered universally and depends on many factors, but I would appreciate many constructive replies. I hope there are people with experience who have carried out similar projects and can provide a rough estimate.

Honestly, this topic is quite specialized. You should consult an architect, who you will need anyway, and get professional advice.

I agree. You have now received a few examples. It simply cannot be generalized. It will be within the range of those examples.

This is definitely possible, even quite well done; however, it requires a creative mind. No forum – not even Kerstin or Yvonne – can provide this.

So, invest some money and find a trusted architect to work on the project with you.

I could list many requirements involved in building a multi-family house – some quite expensive must-haves. In my opinion, it is better if these are explained directly through personal communication with a real person.
