Hello everyone!
We are planning to build a semi-detached house with 6 rooms and 150 sqm (1,615 sq ft) of living space (plus basement and terrace) in a new residential area.
The development site slopes gently. The ridge height is relatively low for a semi-detached house at 9.00 m (29.5 ft). The building envelope is quite large (8 x 12 meters (26 x 39 feet)). We are considering two plots: Plot A, facing southeast, with a 1.85 m (6 ft) rise from the street to the back of the garden, and Plot B, oriented perpendicular with the garden facing southwest, featuring a 1 m (3 ft) height difference from the left to the right property boundary. We generally prefer Plot A.
Currently, we have four design concepts and would appreciate your feedback. The concepts are best understood with the attached sketches.
(1)
Plot A,
House size: 7.75 m x 10.25 m (25.4 ft x 33.6 ft)
Ground floor level at street level, allowing an attic studio above the first floor, but requires significant excavation at the back of the house (likely very expensive).
(2)
Plot A,
House size: 8.00 m x 11.00 m (26.3 ft x 36.1 ft)
85 cm (33 inches) plinth, garden slightly excavated, no residential attic studio possible, attic studio potentially replacing basement space. Due to the larger footprint, all rooms can be accommodated on the ground floor and first floor.
(3)
Plot A,
House size: 7.75 m x 10.25 m (25.4 ft x 33.6 ft)
190 cm (75 inches) plinth, instead of attic studio, living space in the basement on the street-facing side, garden leveled. Entrance either via stairs (not very appealing visually) or through the side of the house via the basement (entrance in the basement, also not ideal).
(4)
Plot B,
House size: 7.75 m x 10.25 m (25.4 ft x 33.6 ft)
House concept similar to (1), but no excavation of the slope needed. The neighboring semi-detached house would be slightly offset lower because a different reference point applies for the maximum ridge height (see sketch).
Thank you in advance for your comments
Peter
