Hello everyone,

I was actually just looking for ways to improve the bathroom, but was encouraged to also show the "remaining ninety percent."

Location: new residential area, about 20m (65 feet) of green space to the east that cannot be built on, street to the west, neighboring lots to the north and south.

The floor plan was developed together with the building company; a few changes are not yet shown: the bathroom will have a half-height window instead of a skylight, the utility room will no longer have a skylight, and the two French doors will be replaced by lift-and-slide doors, or in the living room possibly by fixed floor-to-ceiling windows.

Besides the bathroom, the kitchen layout is still open. As currently drawn, the area does not work functionally. The hallway at the entrance (marked in red) might be widened and shortened. This would reduce the size of the west wall of the kitchen but increase usable space inside the main area. The location of the fireplace depends on the kitchen design; it could serve as a room divider or be positioned along the wall as currently drawn.

I don’t have any other changes planned right now, but that may soon change.

Here are my comments.

The planned room depth is 540cm (213 inches) plus about 10cm (4 inches) more near the patio doors.

The wall unit on the left side of the plan is about 60cm (24 inches) deep, with a minimum spacing between units of 110cm (43 inches), and the island is at least 90cm (35 inches) deep, leaving 290cm (114 inches) of space for the table and chairs.

If you calculate 90cm (35 inches) depth for the table and 60x60cm (24x24 inches) per chair, the space is sufficient. If you sit at the narrow ends of the table (when just two people), the passage between the patio door and the table is enough, assuming it will be a sliding door.

It would be nicer if the island could be 100cm (39 inches) deep and the spacing between units 120cm (47 inches), the latter for age-related reasons.

Drawers extend 45cm (18 inches) into the room, an extra-wide door 64cm (25 inches), and tall cabinet doors 60cm (24 inches). These distances should be tested, either in your current home or with boxes.

Because the island protrudes too far into the room, it cannot be longer than 280cm (110 inches) including the end panel, so that the passage at the kitchen entrance is at least 90cm (35 inches). The island would be a bit short for the cooktop and sink. An island length of 310cm (122 inches) including the end panel would be better, but the hallway wall would have to be shortened by about 40cm (16 inches) for that.

This is an island 3m (10 feet) long, 90cm (35 inches) deep plus the countertop edge/panel. The hallway wall has been shortened to ensure a minimum distance of 90cm (35 inches) between the island and the hallway wall.

The door positioned directly at the sleeping area makes it quite impractical and uncomfortable.
