Hello everyone,

I was actually just looking for ways to improve the bathroom, but was encouraged to also show the "remaining ninety percent."

Location: new residential area, about 20m (65 feet) of green space to the east that cannot be built on, street to the west, neighboring lots to the north and south.

The floor plan was developed together with the building company; a few changes are not yet shown: the bathroom will have a half-height window instead of a skylight, the utility room will no longer have a skylight, and the two French doors will be replaced by lift-and-slide doors, or in the living room possibly by fixed floor-to-ceiling windows.

Besides the bathroom, the kitchen layout is still open. As currently drawn, the area does not work functionally. The hallway at the entrance (marked in red) might be widened and shortened. This would reduce the size of the west wall of the kitchen but increase usable space inside the main area. The location of the fireplace depends on the kitchen design; it could serve as a room divider or be positioned along the wall as currently drawn.

I don’t have any other changes planned right now, but that may soon change.

How nice to see so many interesting suggestions and tips! Thanks for that, and now my brain has something to work on over the weekend.

The roof overhang is 70cm (28 inches), and automated roller shutters with smart control are included as well, which should hopefully be sufficient. Originally, the kitchen and living room were swapped; in summer, with high temperatures and thanks to the covered terrace, the roller shutter can stay open. However, no good seating arrangement with a garden view was found. With the living room facing south, TV, garden, and the existing 3m (10 feet) wardrobe wall can be reasonably combined, and a fireplace can be placed at the entrance to the room.

Are these the exact furniture dimensions and placement locations?
With options a+b, I’m not sure it looks very appealing if the sofa is positioned in the entrance area like that. However, I understand the point that having the bedroom entrance through the dining room is not ideal. I personally prefer the kitchen to be on the left after entering, so option C.
Everything really depends on the furniture and TV usage, etc.; for us, the TV plays a minor role.
Maybe you can still find a solution that allows the door to the small bathroom to open inward.
I believe that from this point on, especially individual preferences will be decisive.

I see all sorts of variations that only slightly rearrange the same exterior wall frame, and they are not fully thought through (a few pieces of furniture moved here and there, but others not shown, which overall makes it difficult to properly evaluate the version). What is the purpose of this exercise? – Rockets with the handbrake on are unlikely to cause a revolution; they tend to just go in circles.

This would be feasible for the kitchen and table at maximum if sliding doors are planned, with the table potentially being slightly longer.

The wall unit is 420cm (165 inches) long plus panels, with the cooktop recessed into a niche.

Ignore the red cabinets on the left side of the plan.

A pure L-shaped kitchen would also be possible; this would allow the dining area to have more space to develop.

After a weekend of going back and forth, we do not want to make major changes to the floor plan. Some details are still open regarding the hallway; the walls there will likely be slightly shortened, which would enlarge the living/dining area. In the walk-in closet, the wall and the north-facing window are up for discussion. Alternatives could be large built-in wardrobes on the back wall instead of dressers, or simply a larger bedroom. Possibly in this context, the wall to the bathroom could be shifted to increase its size to about 14 m² (150 sq ft).
