Hello everyone,

I was actually just looking for ways to improve the bathroom, but was encouraged to also show the "remaining ninety percent."

Location: new residential area, about 20m (65 feet) of green space to the east that cannot be built on, street to the west, neighboring lots to the north and south.

The floor plan was developed together with the building company; a few changes are not yet shown: the bathroom will have a half-height window instead of a skylight, the utility room will no longer have a skylight, and the two French doors will be replaced by lift-and-slide doors, or in the living room possibly by fixed floor-to-ceiling windows.

Besides the bathroom, the kitchen layout is still open. As currently drawn, the area does not work functionally. The hallway at the entrance (marked in red) might be widened and shortened. This would reduce the size of the west wall of the kitchen but increase usable space inside the main area. The location of the fireplace depends on the kitchen design; it could serve as a room divider or be positioned along the wall as currently drawn.

I don’t have any other changes planned right now, but that may soon change.

If you don’t have many overnight guests per year, I would suggest placing the guest/office room instead of the bathroom, relocating the bathroom to the current utility room, and moving the utility room to where the guest/office room is now. This way, you can also properly hang laundry there.

Oh man, the information that the questionnaire could clarify is missing again.
I would use the long corridor for a 3-meter (10 feet) wardrobe and cleaning closet.
Regarding the topic of care needs and 4 square meters, I won’t comment further because it’s unrealistic.

Swapping the rooms would mean placing the living heater room (HTR) in the southwest and the study in the north, although the study is actually used quite often as such.

I have tried to change the hallway and kitchen area... but I’m still not completely convinced by it.

Your question was especially about the bathroom. I wouldn’t like having the shower immediately next to the door. If you can still change the windows and depending on the type of shower you want, I would rather position it closer to the exterior wall. I don’t like a shower attached to the bathtub.

Overall, I really like the floor plan and the variants from @Würfel* are quite interesting; it definitely looks great.

I wouldn’t mind access to the utility room from the bathroom compared to the gain on the other side; depending on how it’s used, it could be an advantage. You could separate the room in the middle and make the technical room accessible from outside.

In any case, I would eliminate that long corridor to the guest bathroom, maybe make it larger and access the utility room from there. Since there are just two of you, everything is manageable.

That would make the dining/kitchen area much more spacious and nicer. There, I would perhaps go for either a galley kitchen or a single row with an island opposite that includes a breakfast bar. Maybe that would also leave enough space for a 1–2 m² (11–22 ft²) pantry; you don’t need more than that.

I like the current windows in the bedroom; I only like corner windows if they are really large. It looks good as it is, and with the solution from @Würfel*, you still have space in the dining room.

Folding doors are stylish and can be a good idea if you have the space. Generally, I prefer a “regular” door over a sliding door. Maybe a door would be an option with the second leaf able to fold 180 degrees when needed; I find that quite practical.

Building on the proposed ideas, I created a version with access to the utility room through both bathrooms to visualize the impact on the bathrooms in one image. One consideration was to have only a large shower in the main bathroom and place the bathtub in the guest bathroom. This would make the main bathroom, at 12.5 m² (135 sq ft), somewhat oversized, and the guest bathroom currently doesn’t seem large enough for a 180/80 cm (71/31 inch) bathtub.

The entrance and hallway are shifted to the south, and the kitchen about 50 cm (20 inches) to the west. Around the table, with chairs placed as shown, there is approximately 90 cm (35 inches) of space on each side. To brighten the kitchen, a window in the hallway could help; a simple glass pane should suffice. I find a kitchen island very appealing, and the kitchen planner might have a solution for the pantry.
