Hello everyone,

I was actually just looking for ways to improve the bathroom, but was encouraged to also show the "remaining ninety percent."

Location: new residential area, about 20m (65 feet) of green space to the east that cannot be built on, street to the west, neighboring lots to the north and south.

The floor plan was developed together with the building company; a few changes are not yet shown: the bathroom will have a half-height window instead of a skylight, the utility room will no longer have a skylight, and the two French doors will be replaced by lift-and-slide doors, or in the living room possibly by fixed floor-to-ceiling windows.

Besides the bathroom, the kitchen layout is still open. As currently drawn, the area does not work functionally. The hallway at the entrance (marked in red) might be widened and shortened. This would reduce the size of the west wall of the kitchen but increase usable space inside the main area. The location of the fireplace depends on the kitchen design; it could serve as a room divider or be positioned along the wall as currently drawn.

I don’t have any other changes planned right now, but that may soon change.

Then make the kitchen a two-row layout and add the door to the utility room at the top of the plan. The bathroom will just end up with a corner there. I don’t really understand why you prefer to carry the laundry through the kitchen though.

A folding glass wall needs space to fold. If you change your floor plan and create more space by the table, it’s a nice solution to fully open the window wall. The lift-and-slide door has the advantage that you don’t need any space for open door panels, and at least half of it can be opened.

The canopy is designed to allow sitting at the table in the midday sun without additional shading.

For example, if a technician needs to access the heating system due to a malfunction, they should not have to walk through my sleeping area.

For the dining room, choose a lift-and-fold shutter. This way, you also get a roof over the patio table.

I’m glad the suggestion was worthwhile: you have already received several change proposals. And I’ve received the expected proof that the area I felt was wasted in the bathroom could have a more beneficial effect elsewhere. By the way, I don’t only see the dining table as an obstacle when the patio door is open, but pretty much in general. I’ll be happy to think about the patio door once the design has reached a more advanced stage.

Be sure to include your existing or desired furniture to scale in the drawing. Take circulation paths into account. The distance from the wall to the edge of the table should be at least 80 cm (31 inches), in your case probably more. There should be enough space for a laundry basket to pass through comfortably without disturbing your partner.

If you install an exterior door in the utility room, the technician won't have to go through the bathroom; it also makes it easier to replace the heating system, boiler, etc.

Between the bathroom or kitchen and the utility room, I would plan a sliding door.
