We are currently in the initial planning phase to build an urban villa with a double garage on the following plot (we will receive 500 sqm (approximately 5,382 sq ft) from the two parcels).

We plan to build the double garage ourselves, and starting next week, we will have first discussions with prefabricated house companies (Streif Haus, Hanse Haus, and Schwabenhaus) as well as solid construction companies (Elbe-Haus, etc.) regarding the villa. At this point, we are very open and looking at where we can contribute our own work. For example, my brother-in-law is a certified electrician.
So far, we have created the following drawing as a first draft. The terrace is naturally planned to receive sun during the day and in the evening. However, this means sitting almost directly next to both roads, which would only be avoidable with privacy screens and hedges. We are, of course, open to other ideas. How would you arrange the house and garage (yes, a double garage, since we do not have a basement and need the space)?

Whether a "town villa" makes sense depends on the "axial load distribution" once a detailed room program has been developed: 50:50 -> ground floor + upper floor, 65:35 -> ground floor + attic, with distributions in between requiring room adjustments; below 140 sqm (1507 sq ft) a "town villa" works poorly, while symmetry or a straight, single-flight staircase clearly require well over 200 sqm (2153 sq ft), otherwise the layout becomes cramped or awkward.

This Hanse Haus city villa is currently our favorite. We only want to separate the living room and hallway because otherwise it gets too noisy upstairs with visitors, TV, and children.

The house all the way to the north. The garage as well. Yes, that would be almost the only remaining option. The terrace would then be directly by the street, but there would be plenty of space.

I don’t know anyone who builds their garage so large that you can carry groceries toward the door without scratching the car, especially not with children or a stroller or infant car seat. And having at least one meter of shelving is among other things necessary to store quite a bit—especially if laundry-related tasks are also planned for the utility room. And no one likes to walk through “dirty” spaces when carrying freshly washed laundry.
