Hello,

We are planning to build this house soon. Something still doesn’t feel quite right about the floor plan. An extra 50cm (20 inches) in width would be ideal, but we want to stay within budget. Does anyone have any suggestions for improvements?
House without roof overhang, brick facade, heat pump, photovoltaic system.
We are a family of four. Plot size 980m² (11,000 ft²), no basement, finished attic, plus a carport with a storage room and a garden shed are planned.

Just a general note:
A brick facade is expensive.
A chimney is expensive.
Planning the house a bit larger (as long as no additional features are added) is actually quite cost-effective.

Simply leaving out the really inconvenient chimney here (bathroom upstairs!) could provide the 50cm (20 inches).

Regarding the chimney, also read up on the interaction between chimneys and heat pumps.

Almost everything about the floor plan has already been said.

The staircase design is unfavorable. The stairs are probably quite steep.
The door to the ground floor bathroom is very narrow.
There is a very large window area in the open-plan living space.

It generally makes sense to coordinate the kitchen planning directly with the floor plan design, but for the lighting plan, it is still a bit early. By the way: recessed lights are more expensive than regular lamps.

Did I overlook the plot plan?

Where is the garage / carport supposed to go?

Adding a porch roof to the entrance solves quite a few problems. The recessed entrance actually creates more issues.

A chimney in the shower? The chimney itself is questionable anyway. Its current location is hardly practical.

The house doesn’t need to be bigger, but it definitely needs better planning.

How did you decide on the size of the house?

Of course, you always have to set priorities. For us, some things were important, such as having a fireplace, which is a luxury but something we wanted. The recessed entrance is also an aesthetic feature of the facade that we like.

In the end, if you don’t have a million in the bank, it’s always about weighing options and setting priorities. We consciously chose a few things and then made compromises on the house size. We ultimately decided on the house size when signing the building contract.
