ᐅ Opinion on Our Architect’s Floor Plan

Hello everyone,

we are planning a custom-designed house and are very satisfied with this floor plan at first and second glance. Our wish was to have a large garage, and the house has now been adapted accordingly. We have a relatively narrow plot of land, measuring 18m (59 feet).

Planned changes still include:
  1. Utility room as a walkthrough from the garage
  2. Reducing the size of the technical room and thereby enlarging the living room
  3. Layout of the master bathroom/dressing room/bedroom is not yet finalized
  4. The front slant will cause problems when placing a bed
The highlight of the house will be a large fireplace installed by the fireplace specialist, visible from everywhere.

We would be interested in your opinions.

Great. Your plan is also quite inaccurate since the photo wasn’t taken straight on.

Are the 2.5m (8 feet) measurements correct? 0.4 * 6m (0.4 * 20 feet) equals 2.4m (8 feet).

I have been staring at a wall for quite some time.

My thoughts:
  1. I don’t think the budget will be sufficient. I don’t even want to estimate it here. But I doubt that 1.2 million (including incidental building costs) will be enough.
  2. Also, some aspects are still unclear to me. For example: Are the utility rooms inside or outside the thermal envelope? Will the house even be permitted to be built this way (due to existing utility lines on the property)?
  3. For the area and resources used, you get little house. Certainly, it is a house with many extras, which makes it somewhat special. And if that’s what you want and like, great! However, I believe, based on @ypg’s plans, that you could get a significantly larger house for the same resources.

Well, great overlay graphic, @bluetoothtony… What does the purple border represent? Your plot area? Or the planned house footprint? What about the existing buildings? Honestly, YOU have been working with the site plan, the house, and the plot for a while. However, we as users here don’t know the property, your thoughts, or anything else. So, if you want useful advice, please post your information clearly and make sure to explain the details. This has a great side effect: when you try to logically explain something in writing to others, you often rethink it yourself and gain new insights. ;-)

I will receive quotes next week.
Then we will see if we need to make any compromises.

I’m not exactly sure what it’s important for. The existing building will be sold and will get an access road from the other street.
And the new construction will have about 1,000sqm (10,760 sq ft) out of the 1,400sqm (15,070 sq ft).
All current outbuildings will be demolished.

The purple marking is meant to represent the house.
