Hello,

we are currently working on our initial planning attempts. Maybe some experts have a few tips that one might not usually consider. It is important to us that only the ground floor is suitable to live in when we are older. We are still quite unsure about the staircase planning.

Any criticism or other suggestions are welcome.

You can’t say much based on the forum alone because the most important information is missing: the plot, location, dimensions, orientation, surroundings, zoning plan/planning permission.
Then there are the financial resources, the room layout requirements, the desired architectural style. Anything else would be meaningless comments.
Single- or two-story, roof pitch, knee wall height… all unknown.

If you are doing a self-build, make sure to avoid unnecessary or awkward corners or walls you might bump into.
It’s best to draw the furniture to scale in the plans to identify bottlenecks. This also applies for vehicles of any kind.

It also makes a difference whether you are planning with a wish for children at age 20 or already have teenagers at age 40.

In this draft, I see a house costing about 700,000€ / 750,000€ without garage and excluding additional construction costs, with bedrooms and bathrooms that cannot be furnished simply and functionally, an outrageously expensive loggia, a living room that is too narrow, a garage door unusable with two cars, a convoluted hallway with a tripping hazard at the stairs and a cramped coat area, and a child’s room where the window is covered by the garage roof. And if this really is supposed to be a mixed stair with a landing, then it is too short and probably unsafe due to alternating tread design at the bottom and twisting stairs at the top, and the door to the office also won’t fit.

For a retirement home, you should look at retirement home floor plans. Bungalow layouts rarely have basement stairs positioned well if they also need to be good going in the other direction.

Don’t forget the usage template. Am I interpreting the stepped attic villa correctly that the development plan only allows/permits one full story here?

What makes a loggia so expensive?

The plot is 1400 sqm (0.35 acres) and there is no formal building plan / planning permission. It only needs to fit the overall appearance. (gable roof, 2 full floors) Access from the south.
