Hello everyone,
we finally have the final version of our floor plans. Ready for feedback?

We are building a single-family house with a separate apartment.

The development plan is quite strict, with tight regulations regarding excavation and filling (which is why the access is on the right side via a ramp, since barrier-free access was important to us). The building lines were also firmly defined—for example, the bay window must be built for noise protection reasons.

We already have three children (5, 3, and 1 year old) and are planning an additional room for child number 4 or an au pair.

It was important to us that the separate apartment has its own entrance.

Tips on the floor plans and possible improvements are very welcome, including furniture arrangements.

Unfortunately, the pictures are too small. At least, I can't see any measurements. Is it possible to make them larger?

For 6 people, I don't see enough space in the kitchen. It is a kitchen where only 1-2 people can be present at the same time. Where would the entrance to the granny flat be? Top right?

So the parents or parents-in-law are moving in downstairs, right? Otherwise, I can't think of anyone who would want to live in a large apartment with only one bathroom under a family of six with 3-4 organ pipes. That probably explains the ramp as well.
If the parents contribute their money, of course it becomes manageable.

Just fill out the questionnaire, so there’s no need to guess.

And I’ll say it now: the living room seems too small relative to the number of people.

The apartment is intended to be rented out for at least the first 5 years. After that, I plan to use it as a breastfeeding consultant’s office. When the children are grown, one of them could move in there. If the parents can no longer live independently later on, possibly they could as well. In our area, many apartments are in short supply, and the house is located in a desirable new development. We ourselves live nearby in a rental building. Even the poorly laid-out apartments were rented quickly. Therefore, I assume that finding the right tenant will not be a problem.

The ramp is required by the zoning plan. The house must be built at a specific elevation. We still wanted to ensure barrier-free access to the apartment, which is why the ramp was included.

The entrance to the granny flat is at the upper right. You basically go to the right of the ramp, which leads to our private entrance, then down to the light well, make a U-turn on the stairs, and then enter the granny flat.

The living, dining, and kitchen areas together are 80 m² (860 sq ft). We basically expect this to be spacious enough. What would you specifically change?

Remove the open space at the entrance. Instead, extend the staircase closer to the front door to give the kitchen more depth.
