I am currently planning a townhouse with a basement on a plot of about 400 m² (4,300 sq ft) and have made some initial ideas for the ground floor. Before I share the design from my prefab home company, I would like to get your honest feedback in advance.
The ground floor measures 9.78 m × 10.67 m (32.1 ft × 35 ft).
I am really open to criticism and suggestions for improvement—feel free to share everything. 😊
Additionally, I am sending you an example furnished layout that I created myself. So please be a little patient if some windows, doors, or details don’t look quite right yet.

When I see the three small rooms down there, which are probably meant to be a guest toilet, a pantry, and a small holding cell for naughty children, this is definitely going to be a popcorn thread.
What exterior wall thickness are you planning? Aren’t those hardly more than 17.5cm (7 inches)?
Why plan something like this yourself? Floor plans for suburban villas with exterior dimensions of about 9-10 by 10-11 meters (30-33 by 33-36 feet) are widely available online. This is the absolute standard, bread-and-butter house that you see everywhere...

Lonihaus, that’s not viable. You must also see yourself that one door is not enough to enter a room. How are you supposed to move between the wall and the closet? Even adding a wall won’t fix that.

Such spaces often seem “fine” on the plan to non-experts, but try to recreate them with insulation boards or similar materials at home, or at least mark the dimensions on the floor with painter’s tape, and much will become clearer.
I would really recommend investing in good planning as early as possible — it forms the foundation for everything that comes later. A well-designed floor plan often saves significantly more money and frustration in the long run than it costs 😊
