Hello everyone,

We are currently in the initial planning phase to build an urban villa with a double garage on the following plot (we will receive 500 sqm (approximately 5,382 sq ft) from the two parcels).



We plan to build the double garage ourselves, and starting next week, we will have first discussions with prefabricated house companies (Streif Haus, Hanse Haus, and Schwabenhaus) as well as solid construction companies (Elbe-Haus, etc.) regarding the villa. At this point, we are very open and looking at where we can contribute our own work. For example, my brother-in-law is a certified electrician.

So far, we have created the following drawing as a first draft. The terrace is naturally planned to receive sun during the day and in the evening. However, this means sitting almost directly next to both roads, which would only be avoidable with privacy screens and hedges. We are, of course, open to other ideas. How would you arrange the house and garage (yes, a double garage, since we do not have a basement and need the space)?

Indeed, access via Birkenweg is difficult, so the Leeg is a more practical option. It should be noted that there are no parking spaces in either street, and parking on the street is not allowed. With two cars plus children, you already need at least three parking spaces without any visitors. That’s why a large driveway was planned. According to the development plan, at least three parking spaces must be provided. This is becoming quite tight on the 500sqm (5400 sq ft) plot, especially since the garage must have a minimum distance of 2.50m (8 feet) from both streets.

Starting tomorrow, we have initial appointments with Streif Haus, Hanse Haus, and Bien-Zenker, plus a solid construction builder, Elbe-Haus. After that, we will know more. Elbe-Haus already offered me by phone to subcontract individual trades, such as electrical work, to my brother-in-law’s company in order to save costs. They also want to re-calculate a basement option, which could allow us to reduce the house size to 9x9 meters (30x30 feet).
I see a lot of potential for improvements in the floor plan: The utility room is quite small (is that a 7 before the decimal point?), the connecting door to the cold storage room takes up space and is not very practical if you have to pass through the whole house towards the kitchen cabinets and refrigerator. Then you have to make sure that the supply lines are not built over by the garage. The wardrobe is quite small despite the huge hallway. A pantry with a window facing south also doesn’t keep food fresh for very long.

The tip about the pantry window was great; we will remove it as that makes perfect sense! The utility room of just under 8sqm (86 sq ft) is really small, yes, and I thought the door would be practical so that you can enter the house directly from the garage even in bad weather.
Hedges are always good. However, they are often not allowed to be as tall as one might expect. What does the development plan say?
I would distinguish between sufficient window area to get enough sun into the house in winter AND the terrace/garden activities.
Usually, you don’t want sun on the terrace during the day/late afternoon – here I see a covered terrace that blocks the sun over the windows because it just gets too hot in summer. In the evening, the sun can also cause unpleasant glare.
And sun lovers will always find a nice spot on the lawn on this property for deck chairs.

We are lucky here. Hedges and privacy fences up to 2m (6.5 feet) high are allowed directly on the property line. Thanks also for the tip about a covered terrace. If anything, it will be a glass one with sun protection underneath, so no loss of light.

We are generally not tied to the idea of an urban villa. The development plan specifies a gutter height of 4.50m (15 feet) and a ridge height of 9.0m (30 feet), which would mean quite a steep pitch for a gable roof, wouldn’t it?

From In der Leeg; all utility lines are located directly in the street there.

Here is the excerpt from the development plan. However, we might still manage something if we design the townhouse not as 10 x 10 meters (33 x 33 feet) but, for example, 11.5 x 8 meters (38 x 26 feet).

Eaves height of 4.5m (15 feet) and a city villa is not possible. Consider a gable roof and a rectangular floor plan.

Yes, a terrace facing east is nice. The south and west sides also need additional shading.

I am a fan of the gradual approach, especially when dealing with the development plan. Irony off.
