we need help or suggestions to optimize the floor plan.
What could be improved in this floor plan?
We definitely want a straight staircase on the ground floor and a pantry under the stairs for the kitchen. Since everything is centered around the staircase, we have currently created the following design.

Without more detailed information about the plot, orientation, surrounding development, and your specific needs, it’s naturally difficult to offer precise optimization suggestions 😊
What immediately stands out to me:
- The kitchen and children’s room feel very narrow and elongated.
- The living area is challenging to furnish due to the short wall—especially if you want to consider a standard corner sofa, which applies to about 90% of families.
- The furnishing of the rooms doesn’t really work well yet. I would definitely recommend planning with actual furniture sizes in mind (e.g., a 140 cm (55 inches) bed, cupboards, desk, etc.).
- Although the bathroom is nominally 14 m² (150 square feet), it still feels somewhat neglected and lacks a coherent layout. There is a lot of potential being wasted here.
And honestly:
Who created this plan? 😅
Some parts seem to be designed “around the staircase” rather than with everyday living in mind.
I could imagine that a completely different layout concept might be more suitable for you—one that better incorporates both the south side (sun, presumably also driveway/road?) and the north side (views? more tranquility? garden?) into the living areas.
Right now, it feels somewhat like the straight staircase dictated the entire floor plan—and that is usually not a good sign.

I also find the rooms on the upper floor to be incredibly long. And yes, the staircase dictates the floor plan. When I’m home, I’ll check my favorite layout with a straight staircase and upload it. On the upper floor, the staircase was positioned a bit closer to the wall, with the walk-in closet in between. This allowed the other rooms to have better space. If you want to try it yourself, place the straight staircase in various spots on the upper floor and see how the layout could look. Then plan the ground floor accordingly. Try searching online yourself first.

The plan is for 4 parking spaces. About 200 m² (2,150 sq ft) will be paved in front of the house, plus a double garage later.
Accordingly, there would be space for 4 vehicles.
