we need help or suggestions to optimize the floor plan.
What could be improved in this floor plan?
We definitely want a straight staircase on the ground floor and a pantry under the stairs for the kitchen. Since everything is centered around the staircase, we have currently created the following design.

Are the demolition costs of the bungalow included in the budget? The house is set back because I want a large driveway area in front, and the plot is 70m long (230 feet) anyway. So it works out well.
I have already demolished the bungalow in the past few days.

But you can probably see quite well that the floor plan could be organized much more clearly and calmly:
- Staircase accessed directly from the living area
- Better access to southern sunlight inside the house
- Fewer long, narrow rooms
- Overall better proportions and furniture layout
If planned carefully in detail, it might even be possible to include a walk-in closet and possibly a second children’s bathroom on the upper floor. Could you perhaps present this floor plan differently? I don’t quite understand the layout of the ground floor and where the fireplace could be placed.

The floor plan needs to be carefully redesigned overall — this was really just a quick rough sketch made on the phone to show that a different organization can create much more balanced proportions.

If you can’t manage to redraw it yourself (there will be tons of tools available in 2026), then have the architect do it. It’s quite bold to expect a professional draft here. Even ideas alone are worth a four- to five-figure sum. Think about it!

Good floor plan ideas and thorough planning take time and come at a price.
