Hello,

we (both 37 years old) are building a house in Bavaria with our two young children.

Development plan / restrictions
Plot size: 500 sqm (5382 sq ft)
Slope: no
Edge development: garage allowed
Number of parking spaces: 3
Number of floors: 2 full stories required
Roof type: gable roof 22–32°
Orientation: see plan

Homeowners’ requirements
Style: country house
Basement, stories: no basement, 2 full stories
Number of occupants, ages: 2 adults (37), 2 children (3, 2)
Space requirement ground floor, upper floor: 160 sqm (1722 sq ft)
Office: family use or home office? Home office
Open or closed layout: open
Open kitchen, kitchen island: open kitchen, kitchen island desired or U-shaped
Number of dining seats: 4–6
Fireplace: not necessary
Garage, carport: garage + 1 additional parking space
Utility garden, greenhouse: utility garden
Other wishes/particulars/daily routine, also reasons for whether something should or should not be included: The most important rooms for us are the kitchen and living room as an open space. We want it to be cozy. The building plot faces southwest. To the south runs a small footpath and to the west a driveway with little traffic. We want to use the garden as much as possible (especially for the children).
What bothers us somewhat: The living room is very spacious. Will it still feel cozy?
What would you do differently?

I remember there was a lot of criticism regarding the external utility room.

What practical benefit is supposed to come from this outsourcing? I also see the issue of cables being covered over.

General:
1. In some municipalities, this plan might not be approved for construction. Therefore, first check whether it is allowed to build it as planned or if redesign is necessary.
=> Built-over utility lines (garage).
=> Utility lines not located on the access side.
Both issues can lead to refusals and would require major redesigns on the ground floor. Regulations vary between municipalities.

2. Currently, the coat storage area is located near the garage entrance. However, the entrance area by the front door is practically nonexistent. Whether this works well will largely depend on daily routines.

3. I would plan the pantry to be at least 140 cm (5.5 inches) deep (rough construction dimension), preferably 150 cm (5 feet) to ensure good usability. I would choose doors with glass elements to the hallways from the living room and kitchen to allow light into the hallway.

4. I do not like the bathroom layout on the upper floor. I would redesign it completely—no door directly in front of the toilet. Arrange the fixtures more attractively. I believe it can be designed more nicely.

A lot was already discussed last year, including the original bathroom design.

However, it seems the child keeps causing distractions, so a proper discussion never really takes place, especially since new threads/topics keep popping up with almost the same floor plan.

Without communication and exchange, the original poster @Bonduca remains somewhat distant, making it hard to understand how to engage with them.
