I simply think that a physical subdivision is not possible due to the shape. The development and location of the garage would make sense as shown in the plan.

All right, thanks for your help. I have one more question about the plot of land. The duplex is planned with 135 sqm (1453 sq ft) gross floor area. Wouldn't that be too small? Or do you think that the shape and size of the plot would generally be suitable for starting construction of the duplex?

P.S. My first semi-detached house was on just over 200 sqm (2,150 sq ft) of land – and the house itself was even bigger. It’s all possible, at least if the building regulations allow it.

A semi-detached house with approximately 130 m² (1,400 sq ft) of living space, two full stories, and no basement (therefore a larger storage room on the ground floor) would be desirable. This is not a developer project.
