Hello everyone,

after reading along for a while, I would now like to ask for your assessment and ideas. We are still relatively early in the concrete planning phase and hope to get feedback on the overall implementation, the placement of the house, garage, etc., as well as on the sensible use of the plot.

Brief info about us and our goal
We are planning a single-family house with a focus on
1. Cost efficiency
2. Flexibility / future-proofing

By flexibility, we mean that the house should remain as adaptable as possible later on (technical upgrades, possibly dividing it into two separate units).
The house will be occupied by 2 adults under 40 and 2 children under 5.

Plot
* Federal state: Baden-Württemberg
* Plot size: 1,000 m² (10,764 sq ft)
* Shape: approx. 26 × 38 m (85 × 125 ft)
* Topography: flat
* Location: surrounded by existing or newly developing residential houses
* Access: private access road, to be constructed by us ourselves
* Privacy: a very tall hedge is planned around the property, except toward the access road (friends are also building there)

Planning regulations
* Mixed-use zone
* Site coverage ratio 0.6
* No fixed number of floors requirement
* Maximum wall height 6.50 m (21 ft), maximum ridge height 10.00 m (33 ft)
* Roof type and pitch freely selectable
* Garage/parking spaces must be within the building area

House & use
* No basement
* Living area: approx. 190 m² (2,045 sq ft)
* Additionally about 40 m² (430 sq ft) office/multi-purpose area (as a commercial unit), e.g. also usable for events
* Garage: 2 parking spaces
* Balcony: not really planned because there is no special view (only neighboring properties)

Roof & energy
* Current tendency: gable roof with about 15° pitch
* Photovoltaic system oriented east/west for as even a daily yield as possible
* Large photovoltaic system planned (for heat pump, 2 electric cars, 2 home offices, extensive smart home)

Technology & flexibility
* KNX planned (installation/wiring likely by a specialist company, programming/configuration later in-house as a hobby)
* Hope for as easy retrofitting of cables and technology as possible
* Thought process:
    * Solid construction with KS-Quattro wall system for easier retrofits
    * Alternatively, timber frame/prefabricated house with installation level (if that actually helps at all?)

Budget
* Budget for the house (excluding plot): approx. 850,000 €
* Garden landscaping + 90 m (295 ft) long hedge preferably under 50,000 €

My questions to you
* Where would you position the house reasonably on the plot?
* How would you arrange the garage (integrated vs. attached vs. detached)?
* How would you lay out the garden area with outdoor kitchen, pool, and terrace?
* Are there experiences or opinions about solid construction (e.g. KS-Quattro) versus timber frame construction in terms of cost?
* Any other ideas?

With 1000sqm (10,764 sqft) and that orientation, quite a lot is possible.
Personally, I would place the garage on the south side, since that is the important window side in winter.
Then the garage in the northeast, possibly moving the house further down the plan. Since your access road ends there, you don’t really have to worry about someone looking into a front garden or living spaces facing forward.
Fundamentally, though, the planning interaction between spatial layout, house/floor plan design, and the house’s position on the plot is key. You wouldn’t set these in stone prematurely, and with these dimensions, there’s no reason to do so.

I wouldn’t want to comment on a rectangle within a rectangle regarding outdoor arrangements like where the pool or outdoor kitchen should be. For something like a pool or outdoor kitchen, it’s often best to experience the plot on-site and get a feel for it. Surrounding buildings and wind conditions also play a major role in how it feels.

€850,000 is actually a very good starting point. But with all these wishes, it could become tight. If you’re already including outdoor facilities, do the €850,000 also cover ancillary construction costs?

The other illustrations are not available yet. The land is currently being resurveyed, and then the site development will be planned.

Oh, I thought that was a good balance between cost and performance. A gable roof because it’s a reliable method and an east/west orientation to have usable photovoltaic output throughout the day, instead of an unusable peak at lunchtime.

You can definitely assume different starting points for cost efficiency. Some want to live cost-effectively, while I would prefer to have my wishes fulfilled cost-effectively, or to waive them after careful consideration.
