Hello everyone,

we need help or suggestions to optimize the floor plan.

What could be improved in this floor plan?

We definitely want a straight staircase on the ground floor and a pantry under the stairs for the kitchen. Since everything is centered around the staircase, we have currently created the following design.

The terrace is located on the north side of this property.

Here is a ground floor plan with the entrance on the east side.

Exterior walls changed to 40 cm (16 inches) thickness.



The upper floor plan will follow if there is interest.

Yes, I would like it too. What, in my opinion, does not fit the plot is the terrace on the west side. Also, the missing wardrobe and a rather impractical dressing room. All the projections and large corner windows also add quite a bit to the cost.

Here, one would hope for an answer from the original poster. I already asked why the house is planned so far to the west? Maybe the OP intends the terrace to be on the southeast side?

Thank you very much for your suggestions and ideas. The house is planned to be positioned more towards the west because a large double garage will be added later on the east side adjacent to the house. The terrace is intended to be exclusively on the north side. In our current house, we have a south-facing terrace, and in summer, we try everything possible to get as much shade as possible. Therefore, we only want a north-facing terrace. Additionally, with this plot, a north-facing terrace leaves about 45m (148 feet) of garden in front of the terrace.
