Hello dear forum,

It’s finally time for us to present our floor plan.
We have read a lot, thought it over, made corrections, and now it’s finally finished.
We have a planning meeting with the architect soon and wanted to show you our nearly completed floor plan beforehand. It was created with the help of a consultant. (Heinz von Heiden)
A large living room with an open kitchen was very important to us. The plot faces southwest, and the living room is oriented to the south. The gable on the upper floor will be open.

You can tell – it’s a catalog home by Heinz von Heiden...

Who do you actually want to build with? Heinz von Heiden or an architect?
Why does a consultant provide a floor plan before the planning meeting? ... you can hardly call it planning.

What is the purpose of the architect then?

If you want our input, we need the site plan and some basic ideas from you – you’ve read the list of questions, right? Please provide everything, I didn’t write that for fun.

I personally wouldn’t like it... however, it works really well for my neighbors without a bay window. Was there an upper floor included, or did I miss that?

The upper floor is on page 2 in the PDF file.

Please try furnishing the floor plan… I see issues with the fireplace and very BIG problems with the bedroom. You only have about 50 cm (20 inches) next to the bed. Depending on how the slopes of the dormer are designed, there is also a significant risk of hitting your head when walking around the door to the bed.

Even if I get criticized for this... I find the upper floor really bad. The master bedroom looks as if it just fell in from above. And something like this is offered by Heinz von Heiden, my goodness.
By the way, the bay window is completely unnecessary and serves no purpose.
You should especially consider how and with what you want to furnish the hall-like living room. Cozy is something else...

I would completely remove the bay window... it hardly offers any benefit and costs a lot of money.

One child gets the northeast-facing window, while you'll get full sun exposure through the glass front in summer? Especially since the bed probably can’t be placed there anyway – how much space do you have next to the bed? 30 cm (12 inches)?

Elevations, cross-sections, and the site plan would be helpful.
