Hello,

we need help with the following floor plan. Are there any improvements or suggestions?

Building Plan / Restrictions
Plot size: 1300m² (0.32 acres)
Slope: no
Number of parking spaces: 2
Parallel to the street (approx. 6m / 20 feet)
No other restrictions

Clients’ Requirements
Bungalow with hipped roof (22°)
No basement, one floor
Number of occupants: 4 (two children aged 5 and 7)
Office: family use
Open architecture
Modern construction style
Open kitchen with island
Garage

House design
Planning by: ourselves

What do we particularly like?
Small hallway (separates private area)
Terrace with no visibility from neighbors

Notes: sliding door between dining and living area
          sliding door between hallway and kitchen
          Windows not decided yet

Preferred heating system: hot water heat pump

Hello,

Here are some points that stand out to me:

Small, dark hallway
Dressing room is difficult to use effectively
Bathroom layout is challenging to furnish
Guest toilet with shower is too far from the bedrooms
Kitchen and dining area seem to function as the main hallway

Where will the building services, washing machine, dryer, etc. be located?
How do you plan to open the sliding door between the dining and living areas?
When the door is closed, the area near the table is dark
When the door is open, the kitchen window is partially blocked

Honestly?
There are so many bungalow floor plans available online...

Hello,

We want to install a daylight spot in the hallway. We didn’t want such a long hallway.
The walk-in closet is poorly usable??? How could we improve this?
The kitchen and dining area should be the focal point of the house.
The building services are located in the room in the garage. The washer and dryer are in the room behind the bathroom.
The sliding door between the dining and living areas should be a glass door that slides into the wall (behind the living room wall).

I’ve already looked at many floor plans online and tried a lot, but the hallway always ends up too large.

But that doesn’t have to mean that the whole family has to pass through the kitchen to get to their bedrooms.

I like open living spaces and bungalows, but they need to be well planned.
Seeing eating and the kitchen as the center of life is a good idea, but that doesn’t mean the main circulation area becomes a thoroughfare for four family members.
A separate sleeping wing is not uncommon in bungalows, but it should be easily accessible (also perfectly fine next to an open kitchen, adjacent to a dining area, but not through it).
A home office that doubles as a guest room should also be close to a bathroom.
There is no clear, thoughtful layout here. Apart from that,
- the utility room is too small and poorly accessible, effectively "trapped" behind a small bathroom. Didn’t we just have a thread today about the size and design of utility rooms?
- the kitchen lacks enough cabinet and countertop space for four people.
- poor door placements (hardly any good options for wardrobe or storage spaces).

And:
Just today, when I came home, I briefly considered where our kitchen and dining area would be if our entrance faced south. I thought: then I would put kitchen and dining at the front (south), with the living room at the back.
I think I feel similarly here: with this house orientation, I would place the rooms somewhere else... I would probably move the garage to the other side of the property and use it as a privacy screen.

How do you plan to build? With an architect? Then you don’t need to worry about this... 🙂

Hello,

thank you for the suggestions. We are working with a building planner.
The garage must stay on the right side since it already exists. Is the bungalow shape advantageous, or would it be better to choose a U-shape or rectangular shape? Where would you place the rooms?
