My partner and I plan to move into our own home in 2016, or at the latest in 2017. We are from Saxony-Anhalt and want to build within the Halle / Saale area. We are both 27 years old and have a small son (1 year). Currently, we pay around 500 € (about $530) monthly rent excluding utilities for our apartment. We currently have about 20,000 € (approximately $21,000) in savings, which could increase to around 30,000 € (about $32,000) by the end of 2016. Our monthly income totals approximately 3,500 € (around $3,700).
Should we start looking for a suitable plot of land now, or wait until the end of next year to save more equity? Another question is, where can you actually buy land? We would like to handle everything through a prefabricated house provider. Should we also have them assist us in finding a suitable plot? How much house can we approximately afford?
We would like around 125 m² (about 1,345 sq ft) of living space and roughly 500 m² (about 5,380 sq ft) of land.
There are many open questions, and surely more will arise 🙂

Yes, we are already certain that we want to build. There is nothing really available on the online portals, or only plots of land that are not very interesting. However, I will ask the local municipality today about who I should contact.
Whether prices will become more expensive or cheaper is unpredictable. I generally don’t believe that many things will get cheaper. Therefore, I also don’t expect prices in "new" residential areas to fall in the coming years, regardless of location in Germany.
Okay, owning your own plot is always better, that is noted. We often have “luxury houses” here, where the plot is offered, but of course it can only be developed with that specific luxury house...

First of all: with every contracting party, there are good and bad ones, and a bit of luck during construction is always involved.
A developer sells you a part of a house (which is only handed over at the end)
A main contractor builds a part of the house for you
A general contractor builds a part of the house for you that you planned together with a designer
An architect designs a house for you and can be combined, for example, with the general contractor or with individual contracts to tradespeople.
Architects will generally respond better to your wishes and, unlike a general contractor or especially a developer, tend to focus more on you (no guarantee) and will, if necessary, more likely advocate for you, since they usually do not have such close partnerships with other parties involved in the construction.
Of course, they expect to be paid for this. In other words: besides you, they probably also have themselves in mind 😀
What is right for you depends on many factors, including the plot of land, your individual wishes, the time and willingness to engage with the subject, and certainly also your budget and risk tolerance.
But this applies to all types: if you want it too cheap, you will suffer the same fate as Opel.
