Hello forum,
My wife and I are starting the search and planning for our new home. We have our first consultation with the real estate agent this coming Thursday. Through them, we can obtain a plot of land and a house that needs to be built. At the moment, I do not yet know which company the agent’s office will hire for the construction.
What information would be useful to have for the initial meeting? Which questions should I definitely ask? I roughly know the planned move-in date and already have a possible floor plan as well as a general building description, from which some general questions can be derived.

Which questions? For example, who is actually building the house, and where? Your request seems a bit unclear.
Is it a terraced house or something similar, meaning a pre-designed house on a specifically defined plot? So, a construction project with a general contractor?
You should definitely find out who is building the house and who the contracting party is (warranty, creditworthiness, etc.). You should also get the price and, while you’re at it, ask when you can expect to move in.
If the price is still unknown, you should first clarify in general which price range you want or can afford.
Otherwise, real estate agents usually provide a lot of information, and questions will come up naturally. And most importantly: don’t sign anything 🙂

If so, that would be quite bold, as you would unnecessarily put yourself in a dependent position! Among other things, this includes being obligated to pay 6.5% property transfer tax on both the land and the house (often there is a connection behind the scenes in such cases).
What exactly does this agent do? Are they acting purely as a land agent, seller, or something else? I find the term “agent” a bit unclear in this context.
- The agent should introduce themselves, explain their working methods and fees, and provide references
- Who is the provider assigned by the agent, and what are the financial relationships involved
- References from the provider
- Copies of the provider’s contract documents
I can only give you more questions once I better understand how the arrangement is structured 😀
Whose building description?
At the moment, there are no plots there that offer a reasonable price/performance ratio. If there were, I’d probably already have a holiday home at Lake Como 😉
