We plan to start building our house later this year. We will use solid construction with 36cm (14 inches) thick blocks, and our supplier will apply a standard exterior plaster. Although we have freedom in choosing the color, we definitely want a different facade design.

Our idea was to leave the white plaster on the upper part and design the lower half of the facade differently. However, we have no clear idea of what options are available or what costs might be involved.

We do like brick, but real brick is simply too expensive. We considered brick slips or wood, maybe stone veneer or something similar. We only want to cover the lower part of the facade, hoping this will help keep costs manageable.

Unfortunately, I haven’t received a concrete quote from one inquiry because the company wants to discuss it with our structural engineer first, and so on. But we are not that far yet, since we first need to know what costs to expect. I estimate the scaffolding will cost around 1,000 euros plus an hourly labor rate of 40 or 50 euros.

What would be a rough cost per square meter?

We need to get a rough idea whether to expect 5,000, 15,000, or 30,000 euros. Thanks!

Facing brickwork costs on average about 85 euros/m² (net, including materials) – for you, sometimes up to 120 euros/m². Scaffolding will only be necessary for the brick facing if you are also working on the upper floor – the ground floor can be done with a “mason’s scaffold” only.

For us, the brick facing including jointing costs around 20,000 euros, plus two bay windows with mineral scratch render (9,000 euros reserved).

I wouldn’t want wood because of the required maintenance and durability (and appearance later on). Brick slips are a matter of personal taste – there are good ones, but also a lot of poor-quality ones where you can clearly tell they are brick slips.

Is the price from you for the entire house facade?

Yes, of course.

However, you will need scaffolding for the plastering – but that should be included in your general contractor/building contractor’s offer. Still, the scaffolding is the smallest cost factor – for us, the scaffolding for 8 weeks is priced at 2900 euros net, which is not really cheap.

That is understandable since you need different masonry thicknesses if you want to apply two different types of exterior cladding.

The question of scaffolding does not arise, as the standard exterior plaster also has to be applied to the wall, right?

Depending on which option you choose, the costs mentioned by Lexmaul will still apply for a partially altered facade.
