Hello,
We are currently planning the following floor plan, and I am not sure if it all makes sense or if some elements might be problematic or simply do not fit well together in reality.
I am open to any advice and ideas and would be grateful for your input.
Note:
The house requires a waterproof concrete shell (white bathtub); the plot is flat. The eaves height is 4.25 meters (14 feet).

- The toilet will be taken out of the sloped ceiling area (the bathroom still needs to be organized)
- The dressing room still needs to be worked out.
- Glazing will be adjusted and mostly added.

Attached is the rough cost estimate from the architect – do you think it is solid, or should I include a larger contingency?
The costs include the house with basement and garage. The following estimated expenses will be added:
Utility connection fees (including gas): EUR 8,000.00
Exterior landscaping: EUR 26,000.00
Furnishings (including fireplace): EUR 45,000.00

Why is the window on the east side so low?
The basement is fine.
What kind of staircase is that? (riser height)
It’s unclear whether the bathroom drainage through the kitchen will cause any problems.
Reassess the mezzanine – now you lose about half a meter (1.6 feet), and the roof will shift, right?
Don’t underestimate the sound transmission through the gallery... I would seriously consider whether to leave it open to the floor below. Do an experiment by placing a TV in front of the kids’ room and see how much you can hear inside.
You can be seen from the street into the bedroom, right? I’m not sure I would like that.
I’d also question the north-facing child’s room. Maybe swap some rooms around. Child’s room 2 could go where the bathroom currently is (move the wall so both child’s rooms are the same size) – the bedroom could take the place of child’s room 2, keep the walk-in closet as is, and move the bathroom where the bedroom currently is.
The dining and living area is already extremely large (you can tell by the different furniture arrangement) – including the kitchen, it’s 74 m² (around 800 sq ft)... I find that a bit excessive, but well, if you have enough money.
