ᐅ How much house can I get for my budget?

Hi,

I have a budget of about 170,000 euros for a fully finished, move-in-ready house. I can install the electrical wiring and plumbing myself, and I also plan to do the drywall and tile or flooring installation on my own.

My uncle can install the windows for me, if that would significantly reduce the price.

The plot of land is already owned and does not need to be considered.

What is important to me:

Ground floor:

Open-plan living, dining, and kitchen area (with a corner layout)
Separate entrance hall (completely enclosed with a small entry area including a chest of drawers; staircase located within the entrance hall to avoid cold air spreading downstairs or upstairs)
Guest toilet with shower
Study (which could later be converted into a bedroom if needed, for example, when it becomes difficult to use the stairs in old age)
Utility room or storage room

Upper floor:

2 children's bedrooms
Master bedroom with an adjacent walk-in closet area or wardrobe niche
Bathroom with a shower, bathtub, and double sink

The house should have a full basement.

Basement:

Heating room
Laundry room (preferably adjacent to the heating room)
Storage room
An empty room for a potential workshop or hobby room

Would I be better off with a prefabricated timber frame house, or can I afford a solid masonry house?

My uncle will also provide a custom-made kitchen for material costs only. I would only need to buy the appliances.

I just want a solid house with decent features, nothing like a luxury villa.

I hope that construction companies and building costs vary regionally like land prices do. If so, I should be able to get something for 250,000 (with electricity and plumbing done by myself).

Where I earn my money, prices don’t go below 250 €/m² (23.23 $/ft²), often even higher. Just putting that out there...

Hello,

such land prices are only a dream in other regions of Germany.

Here with us (25 km (15.5 miles) west of Stuttgart), depending on the location in our town, prices are now between 460 and 600 euros per m² (0.09 square feet)...

With such land prices, a large plot (500 m² (5382 square feet) and up) unfortunately remains an unattainable dream for most homeowners, ourselves included...

However, salaries are correspondingly lower as well.

You may be partly right. The company I work for also has branches in the new federal states. There, as here in Baden-Württemberg, the same salary scales apply.

However, I am also aware that this is not the case for all employees.

I don’t think the differences between construction companies are as large as for building plots. As mentioned before, you can find land for 50€/sqm (5€/sq ft) but also 500€ and more. I don’t believe the same house in different regions will be ten times more expensive elsewhere since labor and materials are the same.

To the original poster: we recently started planning and already have a concrete offer from the company Demos. It doesn't include any DIY work, but the house has a full basement and costs around 250,000€ (maybe a little more). We are still considering some custom features. It’s a timber frame prefab house. So you probably won’t manage with 170,000€, you should rather budget 250,000–300,000€, even if you do a lot of work yourself. Maybe then you could stick to 250,000€.
