ᐅ Networking advantage when buying a house

Hello everyone,

We have been thinking about buying a house for a while now and, of course, we are gathering information from friends and acquaintances who have already built or purchased a property. We often hear that especially existing homes are quickly sold "off the market" and never actually appear on the well-known listing platforms. This obviously reduces the chance of finding a good house, which might even be a bargain.

Do you know of any ways or have any ideas on how to access these "internal leads"? It can’t always just be a coincidence that someone knows someone who knows someone whose acquaintance is selling a house, right?

By bargain, I meant more a house with a fair price-to-value ratio. This isn’t a reality show... But I’ve been told that houses in good condition at a reasonable price often don’t even make it onto the listings because they get sold beforehand. And that’s exactly the kind of house I’d be interested in.

You could place a search ad. It might also help to tell as many people as possible in your area about your plans. That’s actually what's happening to me right now: someone close to me mentioned my house plans during a coffee get-together, and suddenly a house was offered privately (initially without an advertisement). Whether that’s always an amazing deal is another question.

I would avoid real estate agents; it’s already enough to pay the property transfer tax. Why add a few thousand dollars on top of that? Of course, it might take longer or even fail without an agent—who can really know in advance...

The “reasonable” houses sold through an agent often don’t appear on the listing platforms because many buyers work directly with agents (search assignment), so these clients are the first to be presented with the property. That’s why you’re advised here to contact an agent. They often cooperate, which increases the chance that agents will show you several houses that meet your criteria.

A real estate agent acts as an intermediary… not necessarily suitable for everyone, but especially for those who don’t have a network, as @Dirk Grafe suggested. Of course, their services need to be compensated accordingly.

It is also an advantage to have good contacts with professionals who deal with people looking to sell or needing to sell their houses, such as tax advisors or lawyers.
I learned about two properties through a tax advisor friend, even before anyone else could view them. Unfortunately, neither of the houses was a good fit. One of them was actually quite affordable.
