Hello,

We are currently planning the following floor plan, and I am not sure if it all makes sense or if some elements might be problematic or simply do not fit well together in reality.

I am open to any advice and ideas and would be grateful for your input.

Note:

  • The toilet will be taken out of the sloped ceiling area (the bathroom still needs to be organized)
  • The dressing room still needs to be worked out.
  • Glazing will be adjusted and mostly added.

The house requires a waterproof concrete shell (white bathtub); the plot is flat. The eaves height is 4.25 meters (14 feet).

200 sqm (2,150 sq ft) and only one bathroom on the upper floor? I wouldn’t want to deal with the hassle with the kids.

Hello,
this looks very spacious—do you really need all of this? Basically two living rooms plus the gallery and the enormous walk-in closet? I’m not sure if the living area including the gallery might be too large. We’re building 220 sqm (2,368 sq ft) of living space, so it’s not the size that bothers me. I’m more missing the cozy factor. Enjoying a book or having a conversation with guests isn’t exactly possible in the “sunroom” and on the gallery if someone is watching an action movie.

The kitchen also seems too large for my taste. We have 17 sqm (183 sq ft) and 3.63 m (12 ft) wide. We chose a longitudinal kitchen island with tall cabinets, so the walking distances are short. Maybe reconsider the kitchen layout.

I would leave out the shower in the guest bathroom. You can’t really shower comfortably there anyway, and if you rarely have overnight guests, it’s not worth it. Otherwise, swap the sink and toilet.

Upstairs, the walk-in closet is really huge, and the gallery is not really my style, but it’s okay. Having just one bathroom upstairs doesn’t bother me. That was perfectly fine until a few years ago before kids’ bathrooms became fashionable.

How close is the neighbor’s house to your south side?

My partner and I have discussed this as well. I grew up with two siblings and would have appreciated having a separate bathroom for the children.

My issue is that my partner has become quite attached to the floor plan. I have also considered how to add a children’s bathroom on the upper floor without significantly reducing the size of the other rooms or changing the basic layout too much.

My partner argues that she could also use the shower on the ground floor. I would have preferred to remove the shower on the ground floor (in favor of a larger toilet) and install a children’s bathroom upstairs.

Having large bedrooms is important to me. My partner saw the gallery in the Beilhartz Haus Avance 150 and immediately fell in love with it. The walk-in closet was sized to fit the available space.

Overall, the floor plan of the Kern-Haus Maxime served as the template for this design.

Enjoying reading a book or having a conversation with guests in the “sunroom” and on the gallery is not really possible when someone is watching an action movie. Yes, that will definitely be an issue, especially when the kids (the first is 3 months old and the second still to come) are older. Is there a solution without completely redoing everything?

Maybe reconsider the kitchen layout. We want to do the kitchen differently. There should be a small seating nook facing west, the wall toward the stairs slightly recessed, and tall cabinets installed. Cooking and sink would face south. I will post a picture soon. We like the seating area facing southeast for the morning sun.

I would skip the shower in the guest bathroom. Cozy showering doesn’t really work there and if you hardly have overnight guests, it’s not worth it. Otherwise, swap the sink and toilet. I think I need to discuss this again with my partner.

How close are you to the neighbor’s house on the south side? About 2.8 meters (9 ft) to the neighbor’s house. The neighbor’s garage is also shown on the floor plan. It’s about 3.60 meters (12 ft) wide. In total, that’s approximately 6.5 meters (21 ft) to the neighbor’s house.
