We want to build a semi-detached house for two families. The plots have been purchased; what should be the next steps?
It might be easiest to use the same developer to build both units simultaneously. Do developers usually work with two clients under separate contracts? How are the costs typically divided?
Or should each family find and hire their own developer for their half of the semi-detached house and build independently?
Perhaps there are experiences or recommendations.

In such cases, the "workaround" is to divide the property by residential units with a shared technical room. Anyone who doesn’t have older relatives as neighbors is unlikely to choose this option; not even close friends. In my opinion, the precise separation of the halves is preferable to any kind of shared property for many reasons!

No shared technology or anything similar will be used under any circumstances. The decision to build a duplex together with acquaintances was not made to save a lot of money. It was more of a coincidence. The question was just how to proceed most sensibly now.
We will probably first hire an architect to design the duplex and then look for a general contractor based on those plans to carry out the construction.

You can also directly look for a general contractor.
Yes, but I think this way we can compare more effectively and thoroughly. Get a design from the architect first, and then request quotes for its implementation. Otherwise, I am completely reliant on the general contractor and cannot compare their prices... Or am I mistaken?

A fixed-price offer based on a firmly agreed scope of work and then during the later house construction just casually monitoring the progress (or having it checked by an external expert), or being able to personally greet every last screw by name?

I don’t intend to handle the screws myself anyway, but I definitely want to assign the coordination and planning to a general contractor (GC).
