We want to build a semi-detached house for two families. The plots have been purchased; what should be the next steps?
It might be easiest to use the same developer to build both units simultaneously. Do developers usually work with two clients under separate contracts? How are the costs typically divided?
Or should each family find and hire their own developer for their half of the semi-detached house and build independently?
Perhaps there are experiences or recommendations.

Especially when factors like “profile matching” and similar issues come into play, it is worthwhile for both semi-detached house owners to plan together. There are also synergies on the planning side through preparing the development plan, meeting municipal requirements, etc., which are the same for both parties.

Regarding the costs, I see it differently, especially in the technical area. It offers the advantage of having just one technical room. This means only one utility connection, one heat pump, one storage unit, solar panels, etc., are needed. Furthermore, you save on maintenance and repair costs. These expenses are shared and billed through appropriate meters (as in new constructions). The only prerequisite is that everyone agrees on the technical setup and has a good understanding. However, this approach is standard.

You do realize that this thread is about a semi-detached house (2 attached units) and not a two-family house with separate living units?
You seem to know a lot about what is considered standard?

I don’t see any significant potential for savings. Although it is a semi-detached house, each family will have to sign their own separate construction contract. The building expert has already explained this.
In principle, agreement is reached... all good... maybe this will remain the case in the future... nobody knows.
However, I advise making independent decisions when signing contracts with a general contractor.
I do not recommend shared spaces such as, for example, a utility room.
