ᐅ Semi-Detached House Construction: Shared or Separate Developers

We want to build a semi-detached house for two families. The plots have been purchased; what should be the next steps?
It might be easiest to use the same developer to build both units simultaneously. Do developers usually work with two clients under separate contracts? How are the costs typically divided?
Or should each family find and hire their own developer for their half of the semi-detached house and build independently?
Perhaps there are experiences or recommendations.

You could, for example, choose a general contractor. They would then provide you with proposals based on your requirements and submit separate quotes for you and the other family. Of course, they can (and will) issue separate invoices. Overall, simultaneous execution of the work is a significant advantage for them, which should be reflected in the price.

This approach also works with an architect who can take on both the planning and execution.

I would not recommend using different methods or contractors for the semi-detached houses. Some efforts would then be duplicated, and the cost advantages mentioned above would likely no longer apply.

Good evening,

a well-intentioned piece of advice upfront: before you sign anything, you should first familiarize yourself with the processes involved in house construction. Either through lectures, consultations, or here in the forum; that is better.

I would not recommend that, and if so, both contractors should meet at the table before construction begins.

No. The savings are limited to the site setup and the omission of the exterior plaster on the party wall. The houses still have to be built solidly; noticeable savings with a duplex can only be made on the small "nice to have" features.

Reduced setup times; advantages in material delivery, since (quite simply) only one trip is needed (if everything fits in one load). Essentially, having two construction sites (due to two contractors) is more expensive. Additionally, there may be benefits to the profit margin. It is possible that there is a kind of "small volume discount."
