ᐅ Is it possible to build a floor plan with a garage on this plot?

Hello,

we have finally purchased a corner plot of about 600 sqm (6,458 sq ft).

The access is on the north side via a traffic-calmed street, to the east there is only a turning circle, to the south a private road, and to the west is our only immediate neighbor.

That’s why we wanted to place a double garage or double carport directly on the western boundary.

The problem now is that we would have to move the garage quite far to the south because of the bathroom window, and we are concerned that in the afternoon no sunlight will reach the living room. The advantage would, of course, be privacy from the neighbor.

Even if we shorten the garage to 6 m (20 ft), there would still be an overhang toward the house.

In your opinion, how much overhang would still be acceptable?

Another alternative would be a carport with a shed, which could be flush with the house. However, this would let very little light into the bathroom.

Of course, the bathroom could also be relocated to the north, but then the utility room would be even smaller, or the staircase wouldn’t fit—there’s always something...

Ideally, there would also be an access from the utility room to the garage or carport, but with only 9 sqm (97 sq ft) for the utility room, we would probably lose a wall...

I have roughly sketched the plot with our favorite house / ground floor plan. The dashed lines indicate the 3 m (10 ft) setback boundary, which must be observed for the garage/carport (max. 6 x 9 m / 20 x 30 ft). On the south side the house has a bay window with a gable dormer...

What do you think?

We have also considered mirroring the house. However, in my opinion, we are not allowed to build right up to the property line on the east side, as there is a municipal green space adjacent to it! We might then add an extra parking space there.

But then the distance from the utility room to the garage is too long.
We want to have a door into the utility room, preferably even with access to the garage!
Also, the neighbor to the west is building their garage right on our boundary. In that case, at least the garages would be next to each other...

I think we need to look at a few more floor plans.
If necessary, we'll just give up the office and the shower on the ground floor!

I’m not sure if I might have overlooked this, but what height and roof structure are planned for your garage/carport? To be honest, with a flat roof, I’m not really sure what the issue would be. Just use the back part of your terrace.

Based purely on the floor plan, I would swap the office and the kitchen.
I wouldn’t be too concerned about shadows either, especially since there is already a neighboring house there.

The kitchen is planned to be open with access to the terrace.
The main concern is to prevent the sun from shining into the living area in the afternoon. There will be plenty of sunny spots on the terrace. From the terrace, you will just be looking sideways at a wall... but that does provide some wind protection!
The garage will have a flat roof and a maximum height of 2.7m (8.9 ft). As mentioned before, the neighbor’s garage will be next to it, but I unfortunately don’t know how long that will be.
I assume it will be a 6x6m (20x20 ft) garage, which would mean an overhang of just under 2m (6.6 ft), so the floor plan can remain as it is.
However, I would then have an 8m (26 ft) driveway in front of the garage...
