ᐅ Is it possible to install a utility room in a garage?

Hello,

Our double garage will be built directly attached to the house. Since a basement is not possible, I just thought about relocating the utility room into the garage.

Is this feasible?

The garage is located, as far as I can see, right on the property boundary.

Question for the building experts:
If the utility room of the house is attached to the garage – could this affect the required setback distances?

Normally:
Property boundary → house: minimum distance 3 m (10 feet)
Property boundary → garage: no minimum distance
However, to my knowledge, if the garage roof is used as a terrace or balcony, the minimum 3 m (10 feet) setback must be observed. Would this also apply to the utility room (not a storage room) behind the garage? This was the first question that came to my mind when reading the thread and considering potential issues.

The garage is built on the boundary, correct.
As I understand it, the utility room must maintain a 3m (10 feet) distance from the boundary. The "room" next to it, which is drawn on the boundary line, must be removed and can only be constructed as an overhang for a wheelbarrow, grill, etc.

In general, placing the utility room outside the building's thermal envelope is not a good idea!

A heating system located within an attached garage—and thus within the setback area—will likely not be approved. Another point to consider—assuming the setback distances are observed—is whether a chimney flue is planned inside the house. In that case, I would recommend consulting the chimney inspector beforehand.

Ah, okay – I just checked the posted floor plan again. The double garage and the utility room are far enough apart (on the house side). I assume the second car needs about 3-4 meters (10-13 feet) of space for comfortable getting in and out. When I had the question, I hadn’t seen the floor plan yet.

A fireplace is not planned. However, the heating concept has not been decided yet either. I tend to lean towards a gas condensing boiler... I had to cut enough wood with my father as a child, so I’m not interested in that anymore, and buying wood is too expensive for me.

What exactly does it mean in practice if something is located outside the thermal envelope? The heating system would then not be inside the garage either, right? Or how should I understand "attached garage"? Wouldn’t that be a separate room?
