BillyHeuler1 Apr 2015 13:23Hello,
My wife and I plan to build a house at the beginning of 2016. Some time ago, we were already able to secure our dream plot of land.
Since neither of us have much knowledge about home construction yet, we have naturally contacted several companies (Heinz von Heiden, TuC, Massa Haus, etc.) and requested catalogs. So far, however, we have not been able to find our exact "dream" house, mainly due to the floor plan.
Companies would be willing to implement our ideas, but since this deviates from their standard offerings, it seems there will be additional costs involved (according to the forum).
As some of our friends and acquaintances already have experience in this area, we asked them as well. One acquaintance told us that he built his house with the help of a civil engineer. This person apparently handled everything from planning, supervision, to final inspection. The costs involved were reportedly around 20,000 euros.
My question now is whether I should also organize my project through such an engineer, or if I should leave it to one of the above-mentioned companies. Are the profit margins of those companies significant enough that my costs/investment would ultimately balance out? Has anyone had experience with this?

With some of the home builders you have already visited (we built with a subsidiary of the ones mentioned above), you can make changes to the floor plan to a certain extent free of charge (at least that was the case for us; we moved some walls, swapped rooms, and also added extra walls at no additional cost).
