Hello everyone,

We are still planning to build this year.
It will be an urban villa, or due to the single-story restriction (2/3 rule), with extensions on two sides. KfW 70 standard.
The rest is based on the floor plan.
We generally like the layout, but we might have overlooked something, so we would appreciate any feedback on our floor plan.

Some details:
Building regulations/restrictions: none except single-story construction
Plot size: 580 m² (6,243 sq ft)
Slope: no
Site coverage ratio: 0.4
Floor area ratio: 0.4
Number of parking spaces: 1
Number of floors: 1
Roof type: hipped roof

Owners’ requirements:
Basement: no
Number of people, ages: 3, ages 1–30
Office: family use
Overnight guests per year: 0
Open kitchen with island
Garage

House design
Planner: architect
What we particularly like: basically everything
Price estimate according to architect/planner: €240,000
Personal price limit for the house, including fittings: €290,000 (including ancillary costs and kitchen)
Preferred heating system: gas

The recess in the study is unclear to me,
There is a lot of corridor space,
Structurally safe?
Window situation in the dressing room and bedroom is unclear,
Huge house and 3.42 m (11.2 ft) width for the bed – could be wider.
2.01 m (6.6 ft) width for the dressing room is also rather tight,
62 m² (667 sq ft) living hall might be a bit too much for this layout.
Are those 15 risers at 18.57 cm (7.3 inches) each? With a clear height of 2.46 m (8.1 ft) you’re rather at the lower end – especially for a 62 m² (667 sq ft) large room. Worth double-checking.

Otherwise, quite nice.

I quite like the design overall.

The only concern I have is that the hallway on the upper floor will be quite dark. Maybe consider adding skylights in the bathrooms to let some natural light in.

I also don’t like the corner in the study. I would straighten the wall here, which would probably also improve the exterior appearance.

If you look at the dashed line on the ground floor, you can see that the upper floor is square, and this recess functions as an "extension" to the ground floor to comply with the two-thirds rule. I know the recess is not very practical, but in my opinion, it looks better aesthetically this way.

There will be a long window front with "panels" where the walls are located; we prefer this look over individual windows.

Since we only use the bedroom for sleeping and have a separate dressing room, this is fine for us.

As mentioned, we have to adhere to the two-thirds rule. We don’t want to make the upper floor any smaller, so the ground floor area ended up this large.

We agreed on a room height of 2.50 m (8.2 feet) with the architect, thinking it would be sufficient, but we’ll reconsider now, thanks.

This is already in progress. A skylight will be installed across the entire width of the children's bathroom.

Hello,
overall, I actually find the floor plan quite nice. What I noticed:
  • The hallway upstairs will probably be quite dark.
  • Why does the study have that recessed wall section?
  • The entrance hall is relatively large.
  • I don’t like bathrooms with two doors. Especially since if you want to get from the dressing room to the bathroom, you always have to go through the splash area of the shower.
  • I don’t understand the windows in the dressing/sleeping areas.
