Hello everyone,

we are planning to build a detached single-family house and would like to take a look at some prefabricated house manufacturers.

Since the number of providers is almost endless, we want to narrow down our choices from the start.

A brief overview of our project, although we are still at the very beginning of planning:

It will be a detached single-family house with approximately 170 - 180 m2 (1830 - 1938 sq ft) of living space. A basement is not planned (please no basement discussions). Our budget for the house construction alone, excluding additional costs, is between 300,000 - 350,000 euros. We are not aiming for luxury but want solid quality with decent fittings.

Now we need some help to reduce the selection to about 4-5 manufacturers.

Is there anywhere a kind of ranking for prefabricated house manufacturers regarding quality and price? Of course, no absolute statements can be made since much depends on the specific selections, but a basic tendency should be predictable. For example, entry-level, mid-range, and premium price segments with corresponding fittings.

There are providers in Hohenstein and Rheinau that rank at the very top in terms of quality.

There are definitely more than five options in every category that are comparable in terms of price and quality. The differences then lie in different concepts and philosophies.

For example, you can choose to build with a particular focus on sustainability, which narrows the field. If a very short construction period is desired, then the level of prefabrication must be higher. Pre-installed cables and wall panels right from the factory, as well as dry screed, would be possible in this case.
While all can shift walls within the given exterior dimensions, fully flexible planning is not possible everywhere.
Would you prefer gypsum fiberboard on the walls, or a two-layer system of OSB and drywall?

These are just the examples that came to mind most quickly; there are many more. So you would need to specify your requirements a bit more, and even then, the list will be missing one or two very good companies.

Basically, you can say that with the major companies, you won’t waste money. Therefore, I would recommend visiting a model home park. Depending on where you are in Baden-Württemberg, either Ulm, Fellbach, Mannheim, or also Bad Vilbel. The last one has the newest houses on the list, which is why it is included despite being in Hesse.
After you have formed an impression, I would continue talking with those you personally feel most comfortable with. Price differences afterwards (with the same specifications) are usually not very large, and you will be dealing regularly with this person for about a year. So the “gut feeling” factor is quite important.

I had already suspected that, like with everything related to building, it won’t be easy.

I think we’ll just take a look around the prefab house exhibition in Mannheim.

Our requirements are not yet fully clear, as we are still at the very beginning of our planning.

We don’t necessarily need an extraordinary floor plan; we are quite flexible and can manage with a standard layout.

It’s also not really decisive whether the construction period lasts a few months longer or not, and it doesn’t have to be especially ecological (although many regulations already require a lot in this regard).

However, I place great importance on proper home automation based on KNX. I think that will exclude quite a few providers.

If not almost all...

Here, I would also rather exclude the electrical installation entirely from their offers and have it done by a locally experienced KNX installer.
Why most people don’t really want to handle it themselves is a mystery to me; it’s not exactly rocket science.
However, in my opinion, half a day at the design consultation center is not enough for planning a proper installation. For me, it has been a development process over several months, during which I read a lot about other projects, look for ideas, and then discuss them with my installer (by email). Naturally, he always brings in fresh ideas as well, so that in the end I hopefully get the optimal solution for me. By the way, construction will only start in the 3rd – 4th quarter...
Planning the installation in half a day, or even one to two full days, would have been unthinkable for me, but that also depends on how extensive your project is intended to be.

So why choose a prefab house then? What do you mean by a prefab house?
