ᐅ Passive House as a Logical Choice? Are There Any Counterarguments?

Hello everyone,

we are a family planning to build a house. So we have tried to gather as much information as possible. In the process, we have come across the passive house concept.

Do you know that feeling when you think you understand something and then wonder why everyone isn’t doing it that way? That’s exactly how we feel about the passive house right now. Are we missing something, or are there any arguments against building a passive house? I really can’t think of any.

Of course, it is somewhat more expensive, but if I recover the costs soon and then save money for life, I don’t understand, for example, why I would build a KfW 70 house instead...

So please either correct me or agree with me, but my conviction about the passive house feels a bit unsettling.

Thanks for your thoughts.

So in our case, this means that although I have additional investments of about 30% (60,000€), I actually have a slightly lower monthly burden thanks to the lower interest rate and savings on ancillary costs.

We are getting the Energy Plus house for a fixed price of 210,000€ (1750€/m² (163 sq ft)) (the reference house according to the Energy Saving Ordinance would be 160,000€, so about 30% less).

No idea how you get 60,000; I wrote about 40,000 additional investment.

Is it 40,000, 50,000, or 60,000 additional investment now?

Could it be that you’ve counted KFW and SAB grants twice in your calculation? The SAB page also lists the KFW subsidies.

So, checked it! It’s a comparison as I mentioned above, including a full cost calculation.
Starting from year 31, the calculation favors the passive house (PH)!

Prepared by the Energy Department Frankfurt using the 2009 Energy Saving Ordinance reference building!

The cost per square meter for a PH in this calculation: €1,914 (2009 data)!

If you want to read the full report, contact me. I will send it to you.

@ EveundGerd,

Hello – I’m not trying to accuse you of anything or suggest that your numbers are incorrect! I was responding to the original poster’s statement that "his" price per square meter is currently €1,750.00, by pointing out his own figures once again.

Best regards, Bauexperte

@Bauexperte

You are right.

I gather that you find €1500 very questionable. Can you explain why?
Can I mention the company's name or share the planning permission so you can take a look and share your opinion, or should I only send it via private message?

@EveundGerd
Could you please send me that from the University of Frankfurt via private message as well? Thanks.

I already understood that and didn’t take it negatively. I just wanted to clarify for everyone that these prices are current.
