We are also considering building a house and are currently in the planning phase. We have found a plot of land that we like.
We want to start planning now, and over the past few weeks I have been thinking about the floor plan. This is my second draft, after the architect rightly pointed out that the first one was not very practical (garage on the upper west side with a long driveway and the house almost reaching the eastern boundary).
Since we have another appointment soon where the architect will present their proposal, I wanted to gather my thoughts beforehand. I am quite satisfied so far and would like to hear your opinions. In the early stages, it’s easy to overlook things.
PS: The plot is about 3-5 meters (10-16 feet) longer to the south and west; this is just a rough overview.
Our priorities are:
Maximizing space on the south and west sides
Kitchen with a view of the entrance area and street
The upper floor should be separable with an additional wall
Pantry should be accessible near the entrance
All “bedrooms” should be versatile, about 15m² (160 ft²) each, suitable for use after the children have grown up

A few measurements would be helpful. Most software allows you to select a floor plan view with dimensions.
What about the east side? Does the edge of the green area mark the property boundary there? If so, then there isn’t a 3m (10 feet) setback to the garage, right? As far as I know, in most cases the garage is either built on the property line or the usual setback distance (usually 3m / 10 feet) must be observed.
I like the orientation of the rooms… what’s bothersome is the somewhat long corridor on the upper floor and the likely very dark large hallway area on the ground floor. With the recessed front door and the small window on the east side, it won’t get much natural light. There is also a relatively large amount of circulation space without real additional benefits such as good storage options.
I’m looking forward to seeing the architect’s design.

- Toilet is oversized
- Home office has a double bed 😉 – how wide is it? Is a double bed really intended for this room?
- Upper floor has no windows, dressing room has no door, I would place the storage room door in the center

And while writing this, I realize why this stair position was chosen 😉
Edit: it already feels like two separate apartments to me—definitely a no-go.
I haven’t given much thought to the windows yet. The hallway is intentionally a bit wider, but I have also considered this.
The entire right side can be shifted backward (starting from the garage), which reduces the length of the hallway (by up to 1–1.50 meters (3.3–5 feet)).
I know this because I previously had a passage between the garage and the house that was 1.5 meters (5 feet) wide, which felt too small as an "entrance" area.
