Hello everyone,

I have been following this forum for some time now, looking at other threads as well as their floor plans and feedback.
My wife and I are already in contact with a construction company, and the floor plan is roughly finalized. I also contributed to the design of the ground floor.
However, I am not satisfied with the layout of the upper floor because you have to walk through the dressing area to reach the bedroom.

I have been planning and moving walls around for about a year now, and I am starting to get somewhat "blind" to the design.
I would really appreciate any constructive feedback, both positive and negative, on the floor plan.

The rooms are quite large, but we prefer it that way (child’s room about 20sqm (215 sq ft), etc.).
Originally, we wanted a full basement, but due to the groundwater level, this is no longer possible.
That is why the rooms are arranged around the garage, with a large utility room including a cloakroom on the ground floor, and a laundry room on the upper floor.
The site plan including the property boundary is provided just to help visualize the dimensions of the plot.

Oh, in the builder’s plan there is only a table. In my blue draft, the corner bench should be included, right?
If not, I’ll need to submit that this evening.
Anyway, the patio door in the kitchen is positioned so that the 2m (6 ft 6 in) corner bench fits in there.

And here as well: if only 1.8m (5 ft 11 in) fits, that’s still not exactly small!
However, I found a nice corner bench with the red chair, which was 2m (6 ft 6 in) long. It can be ordered in 10cm (4 inch) increments.

Hmm, well, I can’t really support that... red chair... nice corner bench – tsk tsk.
Okay, fair enough, NRW is quite far from our furniture store. I’ll let that slide this time.

One more thing comes to mind. Maybe I should swap the laundry room with the bathroom. Although Child 1 might be quite noisy then... hmm, something to think about.

@kaho674 .. I have to say that many of Slammer’s spatial ideas haven’t really been taken into account.

The main point is the living room. It concerns a specific arrangement for TV/sound, etc. … about 400 cm (13 feet) wide with a sofa around 350 x 250 cm (11.5 x 8 feet).

The kitchen is just a simple L-shape; a possible separation between the ground floor and upper floor; terrace access from the kitchen (which I consider more important than terrace access from the living or dining room). There is no storage space for bicycles, a small workshop, etc., in the garage. There is no longer a connection from the house to the party room.

You can only keep realizing that designing floor plans is not such a simple thing.

What, a cabinet 400 cm (13 feet) wide? I didn’t know anything about that.
The sofas aren’t small either, this is American style—they always have bulky pieces. You must mean a corner sofa of 350x250 cm (11.5x8 feet), not a bed...?

Honestly, I reduced that because otherwise I think it’s completely unrealistic. A party room of 70 m² (750 sq ft) plus workshops of the same size below—that’s something Slammer0909 will first have to explain how he plans to finance. And I actually removed the upstairs access to preserve peace in the residential area.
