ᐅ Single-family house floor plan, approximately 200 sqm without a basement – assessment

Hello everyone,

I have been following this forum for some time now, looking at other threads as well as their floor plans and feedback.
My wife and I are already in contact with a construction company, and the floor plan is roughly finalized. I also contributed to the design of the ground floor.
However, I am not satisfied with the layout of the upper floor because you have to walk through the dressing area to reach the bedroom.

I have been planning and moving walls around for about a year now, and I am starting to get somewhat "blind" to the design.
I would really appreciate any constructive feedback, both positive and negative, on the floor plan.

The rooms are quite large, but we prefer it that way (child’s room about 20sqm (215 sq ft), etc.).
Originally, we wanted a full basement, but due to the groundwater level, this is no longer possible.
That is why the rooms are arranged around the garage, with a large utility room including a cloakroom on the ground floor, and a laundry room on the upper floor.
The site plan including the property boundary is provided just to help visualize the dimensions of the plot.

What I mentioned was an independent female architect. She really liked the latest design with the western entrance and the "less wasteful" hallway.

There are many requirements, and this floor plan combines them all. If I were starting from scratch and hiring someone now, the utility room would most likely be significantly smaller, or not every room would have a window, or something similar.
But is that really better? If it looks different or architecturally nicer, but doesn’t meet our requirements?

What is your latest plan regarding the cardinal directions? There are so many versions floating around that I have lost track. Please remove these confusing dimensions and provide new interior measurements.

Sorry, but what you are describing doesn’t sound like an assignment of design phases, more like “Take a look and give me some feedback.” To evaluate the design status completely, phase 1 would need to be finished, and also phases up to 3, even without a full design, since requirements usually become clear by then that are crucial. (However, this complete process would be quite unusual.) What scope of services did you commission the architect for, and what fee was agreed or resulted?

No, on one hand you have more space than you consider necessary, and on the other hand the cost estimate is too optimistic. This can result in the project not being feasible due to costs.

Why should a custom design not meet your requirements? Typically, the design is revised until everything fits.

When someone shows me, as a photographer (proudly), amateur photos from their own wedding to get my opinion, I always say: "beautiful bride!" And I think to myself: wrong background, backlighting, no flash, no dynamic composition...

ypg, I understand what you mean, but that wasn’t the case. It was a weeks-long collaboration. I didn’t publish the result here, but I implemented it in my software and changed the things we didn’t like.

I think with the requirements we have to create a custom design, we’ve already done that!

How would you start from scratch, considering the plot and our ideas?
A double garage with utility rooms should be directly attached to the house. Every room should have a window. The utility room as a walkthrough space into the house, at least 15sqm (160 sq ft). On the upper floor, a central access to the balcony and to the party room.
A separate staircase to the party room.
Let’s assume the rest doesn’t matter. Then it would have to end up something similar.

Counter question: What ideas do you have?
