ᐅ Floor Plan Design for an Urban Villa – What Are Your Thoughts?

Hello everyone,

we are building a single-family house, city villa style, with about 180 sqm (1,940 sq ft). The floor plan is almost finalized, but I would like to hear some opinions on what could possibly be changed or improved.
We also have the question whether to include a children’s bathroom or not.

I would greatly appreciate any feedback.

Thank you for the comment "The shower in that spot just doesn’t work." After reconsidering, we agree that it really isn’t a good idea. We might have found another solution now, by moving the shower completely to the back, as shown in this picture?!

Our utility room is currently 12m2 (130 sq ft), and do you know how much space is left to put a cupboard? Uh, let me count: one small sideboard—that’s it, no more room. No wall cabinets or anything. Pipes, conduits, and cables are everywhere. The more space the systems require, the more room they also need to make their connections.

Yes, I also had the idea of positioning the shower towards the back. I think it’s a good solution. I like it.

What kind of heating system are you getting? Heat pump, ventilation system?

Would it possibly be an option to reduce the kitchen size a bit? Then you could move the toilet to the kitchen side and add the current toilet space to the utility room. This way, you would also have natural light and a ventilation option. That would be beneficial in a room where the washing machine is located.

That could be an option, but the question is whether the kitchen would become too small. On the left side of the kitchen, there is a storage cabinet planned, which acts as a pantry, and something like that is definitely needed. However, it’s worth considering.
We are planning an air-to-water heat pump with a ventilation system and heat recovery (KfW 40 house).
Ventilation is therefore somewhat overrated; of course, those few square meters would provide a bit more space in the technical room.

The walk-in closet is extremely impractical because the person lying near the door has to walk completely around the bed twice and will almost always wake their partner in the process.

Overall, I believe the total area wastes too much space. It would be quite possible to save 20–30 m² (215–323 sq ft) without losing functionality or usable space.
