Hello,

I am new to this forum and would like to introduce myself first.
I am 32 years old and my husband is 33. We have a 2-year-old son, and we may have another child within the next two years.

Now to my concern:
I currently have a plot of land reserved from the city in Heiligenhaus and am now looking for a construction company for a semi-detached house. I want to spend a maximum of 400,000 euros in total for my building project, including the land and additional construction costs.
The land costs about 112,000 euros. I estimate additional construction costs to be around 40,000 euros. The living area should be about 150 square meters (1,615 square feet).
Due to the limited budget, a basement is not an option. The house can be two stories with a pitched roof (30 – 45 degrees). The roof should only serve as storage space or as a basement substitute.
Must-haves: underfloor heating on both levels, electric roller shutters on both floors, walk-in closet, semi-open kitchen (separated from the living area by a double sliding door recessed into the wall), garage with a length of 9 meters (30 feet).
Nice-to-haves: KfW 55 energy standard (heat pump + solar, as it is subsidized with 5,400 euros by the city), chimney provision, smart home features, walk-in shower.

So far, I have arranged appointments with two prefabricated house suppliers:
Hanse Haus – The first meeting was quite pleasant, but the rough price estimate seems a bit too high for my budget (about 270,000 – 280,000 euros, but including the nice-to-haves). I expect more precise figures on Sunday.
Fingerhaus – Appointment planned for Wednesday.

Now I would also like to compare offers from a solid construction company or preferably a general contractor. I have read many positive things about ARTOS Haus, but they do not build in Heiligenhaus.
Any tips are highly appreciated.

Viebrockhaus, show house exhibition in Kaarst. Solid clinker brick. We have one and are very satisfied.

I had already considered Viebrockhaus as well, but I thought you might be paying extra for the brand name there.
However, I will first schedule a consultation appointment.

The 40,000 EUR for additional construction costs only cover the pure ancillary house costs – painting work and floor coverings are not included, unless specified in the offer. Exterior landscaping is also not included in the 40,000 EUR, nor any extras.

That’s ambitious for the budget, because:

Budget: 400,000 EUR
Land: 112,000 EUR
Additional construction costs: 35,000–40,000 EUR

That leaves 248,000 EUR for the semi-detached house. This corresponds to 135 sqm (1,453 sq ft) and enough funds left over to pay for painting and floor coverings, as well as the minimal necessary exterior landscaping.

I know:

That adds about 20,000 EUR (KfW 55), 4,500 EUR for a chimney flue, and 720 EUR for a walk-in shower, or the equivalent of giving up 21 sqm (226 sq ft).

That’s new to me, as I currently have them in competition in Ratingen. I assume they just did not want to tell you that your budget is not interesting for them.

Hello building expert,

I haven’t spoken with Artos yet, as Heiligenhaus is not in their service area. I assumed this would settle the matter.
Most of the must-have features are included in many developer homes, so I assumed the cost wouldn’t be too high. For the 150 square meters (1600 square feet), I expected a price of 1500 euros per square meter (about 140 dollars per square foot) — or is that an underestimate?
Wall and painting work would, of course, be additional.

I can do without the nice-to-have features for now.

Only with providers who build double-shell walls or single-family home providers; often combined with an exhaust air heat pump. However, in their standard packages, you will not find a chimney flue or a level-access shower; both usually require an additional charge.

No, that is basically a good starting value; further costs depend on the architecture of the new build, desired extras, and basement expenses (whether it is just a utility basement or fully finished).

For KfW 55, it depends on whether the additional costs are worth an annual savings of around €100-150. From my perspective, the most economical choice currently is to build a KfW 70 efficiency house. With an air-to-water heat pump, you not only save the gas connection but can also completely do without solar panels.
