ᐅ Planning the First Floor Layout of a Single-Family Home: Ideas for an Ideal Room Arrangement

Hello everyone,

We are currently planning our single-family house and have already completed the ground floor layout. Now we are in the middle of planning the upper floor and are unfortunately not quite satisfied with the two versions attached.

The following points are important to us and should not be changed according to the floor plan (if possible):
  • The master bedroom should remain in the northwest (if possible, access should be through the walk-in closet)
  • a walk-in closet adjacent to it
  • the staircase stays in its current location and position (this fits best for us on the ground floor)
  • we want a total of 2 children's rooms
  • 1 bathroom
  • 1 toilet (with a window)
  • 1 utility room
  • 1 lounge/study room (if possible in the center, where we have planned a large window facing south)
  • approximately in the center, there is a 25cm (10 inch) thick brick wall indicated – beneath it is a load-bearing wall
  • in the northeast on the ground floor, a toilet and the kitchen are planned

We have designed two floor plans ourselves, but they still lack that special something. Unfortunately, we are not satisfied with either option yet and do not want to give up easily. Do you have any other ideas on how we might arrange the layout?

PS: The location of the rooms is not fixed and can, of course, be changed if it helps to create the perfect floor plan. The floor plans are also not exactly the same, as we made a few small changes on the ground floor.

The plot is 20m wide and 40m long. With a building width of less than 10m, this results in a height difference of under 70cm (28 inches). We can manage that without a basement.

How can I assist you so that you can address my question without receiving offensive responses?

Sorry, preparing the structural design for just one floor alone would be completely nonsensical. What would be the purpose of that?

Our planner has taken the necessary structural design into account when planning the ground floor. This means that all load-bearing elements for the upper floor are considered in the ground floor (especially the support for the staircase). For the upper floor, this means that the 25cm (10 inches) wall must be a load-bearing wall (there is also a load-bearing wall directly below it on the ground floor). The rest of the upper floor can be freely designed using partition wall bricks.

My goal is to get new ideas or suggestions for the upper floor regarding what we could plan or design differently in terms of room layout. I hope I was able to explain this clearly.

That was probably directed at my response.
I find it somewhat rude myself; one could also say disrespectful—that questions are simply left unanswered or answered so vaguely that a response is not possible.

Every question is meant to help us understand what you are unable to do. Even if it might be implied between the lines. Because:

A floor plan and house design do not need a special extra. It must fit the resident. If you could be “everyone,” then it is impossible to address you personally. In that case, practically any design would be suitable.

To return to the plot: none of us knows where the street is located. Saying the plot faces north does not say much. As far as I recall, I made a request in the questionnaire you have not fulfilled. However, I must add in conclusion: I ask only once—one either communicates a house and a will to build or not.

1. Start on the upper floor.
2. If you already have a ground floor, show it as well. Otherwise, you might get a design for the upper floor where the waste from the bathroom goes directly through the living room below, which we do not know but may be located right underneath.
3. Ordering a site plan is essential – you need to consider light, view, street noise, and so on.
4. What exactly do you not like, and what are your wishes?
