I would like to ask for your opinion on these three floor plans – Floor Plan 1 and 2 take future family planning into account, Plan 3 does not (my partner and I would live in the first house). Please feel free to be completely honest about what you like and what you like less, and maybe also which floor plan seems the most practical and well designed to you.

Thank you in advance for your feedback!

Development Plan / Restrictions

House Design
Who created the plan:
- Do-it-Yourself
What do you particularly like? Why?
What do you dislike? Why?
Estimated cost according to the designer: all houses 512k

Why is the design the way it is now? For example:
What makes it particularly good or bad in your opinion? Personally, I don’t like the somewhat claustrophobic hallway (the toilet will be added to the bathroom in the front) and the winding shape of the children’s rooms

There is no reason to sign hastily without proper planning. Or was there the “Sign today... or else...” pressure? If someone approached me like that, I would thank them for the conversation, stand up, and leave.
Were there at least comparison offers?

There were many comparison offers, and not a single one was even close to being as good.
The pressure in all cases was that the contract had to be signed before New Year’s Eve.

Because they absolutely wanted to sign before 2026…
That’s foolish. Sorry. You don’t have finished houses, only DIY projects – why not go properly through an architect? How is a construction company supposed to provide a reliable quote based on a DIY plan?
What would YOU do if someone asked you about a product you’re supposed to sell? The customer has no clear idea, and you want the sale. So you write an attractive offer and the customer signs. During production, you then realize that the customer’s basic plan didn’t consider many things, or you as the manufacturer simply couldn’t have known that at the start (that’s the customer’s problem if they ask the wrong questions). Then additional costs and change orders follow.

Time pressure is not a good advisor when dealing with projects of this scale. I wouldn’t want to comment on the rest. However, I also don’t believe there is much difference between St. Pölten (AUT) and Vechta (D) when it comes to pricing in house construction.

Since I’m currently looking for a popcorn thread anyway, it seems wise to drop a comment here. 😎

If you’re already commenting, feel free to explain constructively as well 🙂

Ah, never heard that an exceptionally good deal might have a catch? When shopping online, that’s called a fake shop or bait offer.

But a building permit plan is still to be created together with the construction company.

And you firmly believe that the price won’t change after that? But anyway, the damage is already done.
