I would like to ask for your opinion on these three floor plans – Floor Plan 1 and 2 take future family planning into account, Plan 3 does not (my partner and I would live in the first house). Please feel free to be completely honest about what you like and what you like less, and maybe also which floor plan seems the most practical and well designed to you.

Thank you in advance for your feedback!

Why is the design the way it is now? For example:
What makes it particularly good or bad in your opinion? Personally, I don’t like the somewhat claustrophobic hallway (the toilet will be added to the bathroom in the front) and the winding shape of the children’s rooms

I didn’t look at the other floor plans; they aren’t any better.
Just the narrow hallways and the many doors that either bang into each other or hit people.

Believe me, I definitely don’t want to build with those outward-opening doors…

Why did you sign before you finished planning?

So, three brothers in Lower Austria, each owning a plot of land unknown to us, want to build a single-family house each (for some secret reason, all fully basemented by default). They have already agreed on a contractor, and each house is supposed to cost 512k, with three house designs (all self-designed) offered to choose from at that price. Is this bulk order price fixed regardless of whether all brothers choose the same model?

My popcorn thread capacity is currently tied up "over there," where someone is trolling about an 850 Euro per cubic meter plus 13% contractor surcharge on a standard house – trying to compete with that will be quite a challenge.

Each brother designed a house 🙂 this is not trolling, I’m just the desperate partner trying to put everything together without really knowing much…

Why did you sign before you had finished planning?
Because they really wanted to sign before 2026…

There is no reason to sign anything hastily without proper planning. Or was there the "Sign today… or else…" pressure tactic? If someone tries that with me, I thank them for the conversation, stand up, and leave. Were there at least some comparison offers?

Time pressure is not a good advisor when dealing with projects of this scale. I prefer not to comment on the rest. However, I don’t believe there is a significant difference between St. Pölten (AUT) and Vechta (GER) when it comes to pricing in house construction.

Since I’m currently looking for a popcorn thread, it seems wise to check this one. 😎
