After the very helpful advice in my first thread and the suggestion to start a new thread, I hope this is the right subforum. I have the opportunity to purchase a plot of land in a new development area. The floor area ratio is 0.4, and the plot ratio is 0.6. The allowed number of full storeys is 2. The price per square meter is 139 euros, and the plot size is 784 sqm (8440 sqft). There are trees and a small park area at the back, and the house entrance would face south. Apart from the fact that the plot is quite large, I really like it. What do the experienced builders say? Is a south-facing entrance a disaster, or is it quite manageable? (I currently live in a house with a south-facing front door on a corner lot, and it doesn’t bother me at all).

nordanney12 Dec 2025 16:40Please tell us the name of the development area / the zoning plan. That way, we’ll have a better overview and won’t have to search for it ourselves.
P.S. On a plot of almost 800 sqm (8600 sq ft) with a fairly large building envelope, you can build almost anything you want. A south-facing entrance is absolutely no problem. It could result in a nice southwest orientation of the living and terrace area. Or you could place the entrance on the east side. Lots of possibilities.
But the snippets are too small to see more.

LenkaLost12 Dec 2025 16:52Sorry, I didn’t think of that. This is the development plan No. 103 "Residential area south of Siedlung der Freundschaft" in Bernburg. It concerns plot 16 (the last house along street A, heading east). My initial idea was to build a duplex similar to the "Heinz von Heiden" duplex 131 with a granny flat (floor plans attached, I hope there are no copyright issues). The small bungalow would be occupied by my mother. I can provide details about available equity and other relevant information if needed. The construction would be carried out by a local general contractor; I have a first meeting next week. He said I should bring some ideas of what I like. He works with an architect who will handle the detailed planning, but basically he builds "anything that makes sense and complies with the development plan."

The gross floor area / floor area ratio seems to work fine. I would mirror the house so that you get the southwest orientation, making the living area a bit quieter and more protected from the sun. How many parking spaces per dwelling unit are required in your area? Make sure you don’t have trouble fitting enough spaces.
It’s best to trace the floor plan and then place it to scale on your plot of land.
If you really like the floor plan, I don’t see a need to work with an architect. Everything can be handled by Heinz von Heiden.
How does the budget look?

I understand the original poster more as viewing Heinz von Heiden only as the idea provider for the house concept. In that case, there is no advantage in strictly following the “original” catalog model, and it basically becomes a custom design anyway. I consider this type of house concept purely a marketing creation and would rather choose a compact building shape, where the main apartment as a maisonette occupies the significantly smaller part of the ground floor and uses the entire upper floor.
The site has such little elevation change that a slab-on-grade foundation is probably an easy option here.

Anyone who has been following house planning here for a while knows that the main apartment has a major drawback on the ground floor and usually does not meet expectations. The plot, with its size and floor area ratio, does not require that.Similar topics
