ᐅ Renovation of Single-Family Home Built in 1962 – General Questions / Looking for a Site Manager in the Bremen Area

Hello everyone,
I have been a silent reader for some time now because about four years ago we bought a detached house built in 1962, but have been renting it out with a right of residence for the seller. Last week, we were pleasantly surprised to learn that the lady will now be moving into a senior residence. So the renovation can be planned and could theoretically start from Q2 2026.
Unfortunately, I am not a professional, but I enjoy researching topics. However, the renovation concept and project oversight will of course be handled by an expert. We would be very grateful for recommendations on renovation companies or preferably construction managers/architects in the Bremen area!
- This year, we already had the roof completely renovated while it was still rented out, including 140 mm (5.5 inches) mineral wool insulation between the rafters and 140 mm (5.5 inches) mineral wool fiber insulation above the rafters.
The following work needs to be done (170 sqm (1,830 sq ft) living area, 2.5 full stories):
- Exterior wall insulation with ETICS (external thermal insulation composite system)
- New windows and front door
- New electrical system, likely KNX wiring
- New fresh water and wastewater systems
- Air-to-water heat pump to replace the oil heating
- Underfloor heating on both floors
- Air conditioning for the attic floor for cooling and heating
- Two small bathrooms to be renovated
- New guest toilet
- Tiles, flooring, interior doors, and painting can be done by acquaintances.
From my online research, we are looking at about €200,000. What do you think? I would also appreciate your thoughts on the points mentioned above.

Hello everyone, thank you for the responses. The attic is finished except for the flooring and was done together with the roofers. So, about 150 m² (1,615 sq ft) remain. The roof cost around 80,000 plus 10,000 for the attic and solar substructure. If I now estimate more around 300,000 plus 90,000 for the roof, that makes approximately 400,000 for a full renovation. That is really much more than I expected or hoped for. Are these actually the current realistic costs?

Are these really the current realistic costs? Yes, these are typical and realistic costs (2,500-3,000 €/m² (approximately $230-$280/sq ft) of living space) based on practical experience. It’s basically like a new build, except you save the structural shell. However, you have a lot of demolition and disposal costs as well as additional work with the existing structure.
Try calculating it from the other side.
A new build at 3,000 €/m² (approximately $280/sq ft) costs around 500k (excluding earthworks and related expenses). The share of pure materials (bricks, blocks, etc.) accounts for about 30-35%. That leaves roughly 350k for interior work including the roof, external thermal insulation composite system (ETICS), and so on. Those are the costs you also have to cover in a major renovation. On top of that come demolition and disposal costs. I hope this reverse calculation makes it clearer and more plausible. In the end, whether it is 20k more or less doesn’t matter; it’s enough to get an indication and see the general direction.
Don’t just hire a construction consultant (contact me externally, and I will gladly forward your request), but also an architect experienced specifically in renovating existing buildings. You can upgrade a building from 1962 to 1993 standards; making it newer than that would be more expensive than building new.

I did not include the 10k gutted renovation in the height calculations, as that will be an expensive item with tradespeople involved. For that, I referred to the estimated cost (EL). I was below budget for windows/exterior doors, external thermal insulation composite system (ETICS), and water/sewage.
I roughly estimated 30k for the heat pump. The underfloor heating was calculated separately, and I don’t expect it to be 20k.
