Hello dear forum members, after being a silent reader for a long time, I would like to introduce myself and share our floor plan. It is currently in the planning stage and almost finalized. I have completed the questionnaire to the best of my knowledge and belief.

Why is the design as it is? For example:
The first draft from the planner included a winding staircase, but since we don’t like those and wanted uniform step depths, the final design features a straight staircase. We also tried a staircase with a landing, but it took up too much space.
The design was therefore partly based on our wishes and partly self-planned. We tried to fit everything as well as possible.
Regarding the design, there is a storage room on the upper floor which will still be modified. Instead of a storage room, this will become the entrance to the bedroom. The wall where the wardrobes will be placed will be extended forward so it almost aligns with the fireplace. The bed will be positioned facing the window.
The bathroom layout is provisional and will be changed. A major wish is to include a small sauna, but this is a low priority.
I hope I have provided enough information and will try to respond as quickly as possible.

hanghaus202328 Nov 2025 14:50I don’t see how @ypg includes the experts here. 154 m2 (1,658 sq ft) * 3000 = 465k + additional costs + garage + carport. Even a gable roof with 130 m2 (1,399 sq ft) won’t fit within that. I see more like 100 m2 (1,076 sq ft). The wish and the budget simply do not match.

hanghaus202328 Nov 2025 15:1011m by 8m (36ft by 26ft) gable roof with a 45-degree pitch and a 1m (3ft) knee wall. It will be tight but can work with an efficient construction method.
No chimney, since nobody needs one with underfloor heating.
No garage, cars can even handle rain.
No straight staircase or landing staircase.
No sauna.
No home theater, as that can be integrated into the living room.
Try searching online for 100m² (1,076 sq ft) and gable roof. You will surely find useful standard designs.

The chimney has already been relocated, and an additional window has been installed in the upstairs bathroom.
Today there was a revised floor plan because I wanted to optimize a few things.
We could certainly discuss whether to call the building a townhouse/villa or something else. We can simply call it a “house.”
What makes it modern is probably a matter of personal opinion, but for me, it looks more modern than a one-and-a-half-story house or a flat-roofed house. Of course, there are also modern-looking houses of those types. As I said, it’s a matter of taste in my view.
I have partly researched the interaction between underfloor heating and the chimney; we are aware of the disadvantages.
Regarding the main entrance, unfortunately, there is no alternative; my wife rejects having the entrance on the side. The house will be built in line with the others, so there probably is no other option.
As for the home theater system, it is a low priority, so it is neither included in the plan nor worth mentioning.
Regarding costs, we have already signed a construction contract. The total price for the build is approximately 325,000 (including WP, technology, etc.). Painting and flooring will be done by us or a friend who is a master painter.
I can’t specify the exact incidental costs or individual items off the top of my head. That amount was about 17,000€. In addition, there are costs for the mentioned painter, where we are in the lower five-figure range.
Why the design is as it is should largely be answered by the questionnaire. For the most part, it was based on our wishes. “ZB” was unfortunately a typo.
I can still provide the initial draft, but it won’t be the very first drawing since we spent three hours with the planner to put something on paper. So the first draft is actually already the second or third one; I’ll try to upload it.
To summarize, the house is being built according to our needs and partly our wishes. There is no balcony, but there is a roof over the entrance. If the house were to be built completely according to all our wishes, it would probably need to be at least 250 sqm (2,690 sq ft) to accommodate everything. But I simply can’t afford that.
Thanks for the tip about the sauna. As I said, it is very low priority.
Time is definitely a factor for us—high rent, construction window, and long approval process for the building permit/planning permission.
A brief note about the dog: I round the monthly costs up to 100€ (good food, insurance, etc.), which we are currently covering.
We plan to have a cloakroom/wardrobe under the stairs. The protruding section of the staircase is a deliberate choice. The utility/technical room is still smaller than we want, but manageable, so for us, it will effectively be an enlargement.
As already mentioned, there is a signed contract for the so-called “villa” or simply “house” of the specified size and included services, plus any additional booked options. It should be noted that this is a regional construction company, not a large chain.
Attached is today’s updated floor plan, as well as the first draft with the half-landing staircase.

The example house numbers 4/4a/4b indicate that a deeper construction is possible here. I would consider selling a part of the plot (and possibly even a semi-detached house) – that could help balance your budget.
Get rid of the fireplace. And don’t forget: imaginary measurements lead to sloppy work.
